I’ve been a resident at Folio Apartments since 2021, and over the years I’ve seen the complex steadily go downhill. We used to have more benefits and fun amenities included, but many of them have disappeared over time. The main pool amenities have also gotten worse and worse—chairs, hammocks, and the shaded daybeds have slowly disappeared. Most recently, even the pool table was removed, while effort seems to be focused on cosmetic updates like painting the outside of the buildings. Meanwhile, the outdoor hallway floors in the apartment buildings are neglected—they haven’t been properly cleaned in the five years I’ve lived here and look very dirty. Trash is often left in the hallways for days with no action taken. Packages are constantly getting lost, yet residents are still required to pay $20 for Fetch. Pest control is also unreliable, either not showing up when scheduled or doing nothing when they do. With so many newer apartment complexes nearby, it’s no surprise that residents continue to move out. That said, the best thing Folio Apartments has is the leasing office staff, especially Christina May. I’ve known her for many years, and she has always been helpful, friendly, and professional. She’s approachable, ready to help without hesitation, and consistently goes above and beyond for residents. She also puts genuine effort into resident events, which helps maintain a sense of community despite the ongoing issues. Christina truly deserves recognition—she’s a bright spot in a complex that could learn a lot from her dedication.

Do not sign here. The office staff is friendly when you’re signing the lease, but that changes quickly after you move in. The office staff is highly rude and unprofessional. Living here has caused significant and ongoing stress. They do not respect personal boundaries and show a consistent lack of respect for residents and their time. Requests to coordinate maintenance in advance are ignored, and instead you’re given last-minute, same-day notices, which is unrealistic if you work full time and have a dog. There is also a pattern of misrepresentation. They advertise this as a non-aggressive dog breed community, which is simply not true. Serious safety concerns—especially smoke alarms going off in vacant units—are ignored or brushed off. Communication is nearly nonexistent. If you value your time, safety, boundaries, or being treated with basic respect, do not live here. Take it from me—I’ve lived here for three years. If zero stars were an option, that’s what I would give. I highly regret living here. This is the most disrespectful apartment management experience I’ve had.

Apartment is okay but you better hope you don’t need any help after you sign the lease. They are friendly and helpful before you sign but a flip switches once it’s signed. Maintenance and pest control lie that they came and did the work even if they didn’t. This apartment uses fetch for packages which we are forced to pay $20/mo for just to get our packages stolen and delivered late. Stay away.

Do not move here if you value respect, honesty, and a safe, bug-free living environment. All the most recent reviews are negative for a reason. The management behind the leasing office are dishonest and lack compassion or transparency, especially in regard to the payment portal. The most recent unresponsive, unhelpful, and shady actions of leasing management in regard to our concerns about extra charges to our rent have my roommate and I questioning renewing our lease. Rent payments are posted using a third party vendor “Loft Living” in the least straightforward way possible, often posted so late that you have 1 or 2 days to pay before being charged a late fee without warning. The utilities are all posted separately and on different days. They continue to write it off as a “problem with the system that they are working on” but it is clearly a problem they benefit from financially, and it persists. The most recent outrage that has prompted me to leave a review is that leasing management added a $50 fee to our rent due to a mistake on their part for charging the wrong account, and then as retaliation, removed my apartment’s option to pay with an e-check from our payment portal, now requiring my roommate and I to pay a $50 convenience fee each just to pay our rent. After back and forth phone calls and e-mails spanning 2 days, they finally responded to our concerns by saying there is nothing they can do and they will not waive either of the two fees they added. What is the most disappointing, and has lost them my trust, is that after calling the third party payment portal’s customer support, I was informed that management removed the e-check option from our portal but left it for other residents. They did not inform us of this change nor did they give a reason, even after I asked. This feels targeted, shady & completely disrespectful to us as 2 residents that have lived here for almost 3 years now with no history of any problems with paying rent. Our rent is due in 2 days and they refuse to acknowledge their mistakes in the payment portal that they are now punishing us for. Management’s response to our concerns is disappointing and should be taken into account for anyone who is considering moving here. 2 stars because the woman regularly in the leasing office is actually nice and puts effort into events for the residents. Unfortunately the management above her devalues her efforts and makes continuing to live here feel more and more unappealing.

Worst move in experience for an apartment. I move in and the floors are gone and construction workers are working on it. After the flooring I could not move my stuff because the road near my building was being painted. Eventually I was able to move in but the unit was not clean, the stove was not working, and a roach infestation was occurring. Land lords should be more prepared before leasing a unit.
