Folio Apartments

I’ve lived at these apartments for almost a year now. It’s true what someone said about how at first, they’ll try to be nice to you so you can sign a lease with them and once you do, they don’t care. I’ve made a couple of noise complaints to the office. Office didn’t care enough about my upstairs neighbor being very loud during quiet hours (well beyond midnight) . In fact, it was dismissed and was told to just call the complimentary patrol service. Also, when I received my apartment, many things were worn or damaged. For example, the bathroom mirror with the apartment I received is all worn out ( the cheap silver finish the mirror has is coming off) . When I reported it to maintenance, again it was dismissed and I was told “the office knows about the mirrors,” Only giving them 1 star because I have to sleep to loud music/ base almost every night now. Sometimes my small child will wake up to it- other times they won’t. I don’t think it’s very fair for us who are still paying for rent every month to be dealing with this.

My garage was broken into, and two weeks later I am still waiting to hear back from maintenance or management about securing the area or even acknowledging the issue. What’s more concerning is that this doesn’t appear to be an isolated incident—I found multiple reports of other garage break-ins in the complex alone. Despite that, there has been no communication from the office addressing safety, prevention, or reassurance for residents. To make matters worse, there is a large hole in the fence line that anyone could easily use to access the property, which makes the gated entry feel essentially pointless. This has apparently not been addressed either. However, the office does seem to have time to send out detailed notices about minor policy issues (like balcony rules), which makes me seriously question where the priorities are. Resident safety and security should come first. The lack of response and urgency here is frustrating and concerning. If you live here or are considering moving in, I would strongly recommend asking how security issues are handled and what measures are in place to prevent incidents like this.

I've only lived here a few months, but I regret signing my lease nearly every day. The apartments look nice but are exceptionally cheaply built. If you move in, do NOT move into the 1st or 2nd floors as you will hear every single step your upstairs neighbor takes. It sounds like a base drum banging above your head anytime they walk. Beyond that, the AC only really cools the living room. Both bedrooms in my unit are regularly 5-10 degrees hotter than the rest of my unit. Expect high electric bills with uncomfortable sleeping conditions in the Summer. Finally, the property management is not great. If there is a problem with the autopay feature on the website, they will not send you a warning or notification. Just a call one day saying "You will be evicted tomorrow unless you bring in a cashiers check". During the roofing work that was recently done, the contractors threw 2 full trash bags worth of roofing trash and regular trash onto my patio. I was responsible for cleaning up after them. They also left nails scattered all across the roads and driveways.

I'll start by saying that I was looking for apartments to move to. I saw it on the internet and thought that it wasn't a bad complex. But I saw a lot of bad comments about the office and their employees. But I thought that was possible. But anything can happen. So I came to look at the apartments to get information and to be shown the complex where I plan to live for at least 12 months. But when I came, I had an appointment. The girl at the administration looked at me as if she didn't see me. I said that I had an appointment and I wanted to see the apartments. She still showed me them, but I had to get all the information out of her about the complex. She clearly made it clear to me that she wasn't interested in wasting her energy on me. So I decided to come a second time. Maybe this time I'll get lucky and they'll give me a normal tour. But it was even worse. An older man who doesn't give a damn what you're looking for. He immediately asked if I had an appointment and when I I said no, because I still need information about the complex, he has lost interest in communicating with me, so I can write about it for a long time, but I will not move there. Maybe the complex is good, but the employees are terrible. They are not interested in their work at all, and I will not waste my time on it. I believe that there are also good complexes nearby where people do better work, at least they are interested in people moving to their complex.

Very quiet apartment complex and fully gated. The management handles problems and maintenance quickly.
