Would you like to have a raccoon as a pet? Move to Capital Hills and get one living in your attic rent‑free and making noise constantly. I’ve had an ongoing raccoon problem since I moved in. Management applied a temporary fix, but surprise: the raccoon is back!! I submitted another maintenance request on December 9 at 11:44 AM and have gone to the office twice since then, yet nothing has been resolved. No permanent solution, no inspection to identify where the animal is entering, and no accountability. On top of that, I was promised a $500 move‑in referral special, and after 5 months, I still haven’t received it. I like the location and my apartment itself. I understand that this is an older and relatively affordable property, and I’ve always been open-minded about that. But I pay my rent and I have the right to live in a safe, clean, and decent environment. This has been a very frustrating experience.

I wanted to share feedback regarding my recent experience with the move-in and leasing process. My scheduled move-in date was changed four separate times, and although I was told that delaying would cause me to lose current specials, the unit was still not ready at all during the walk-through. There were issues such as exposed wiring and a door that did not lock—both of which are basic safety concerns. When I asked whether I was expected to sign a lease under those conditions, I was told, “You don’t have to.” While Emily was wonderful to work with, my interaction with the other representative felt unnecessarily combative. Overall, the situation was disappointing and frankly, unacceptable for a professional leasing experience. I escaped what would’ve been a scary living situation

I toured the community earlier this morning with my mother, and I was thoroughly impressed by the entire experience. The office staff was exceptionally welcoming, friendly, and knowledgeable about every aspect of the property. Although I plan to apply in January, I’m already excited about the possibility of moving in. Kristy was outstanding , professional, personable, and made us feel completely at home throughout the tour. I highly recommend reaching out to her if you’re considering making this community your new home.

I want to give a huge thank-you to Kristy Howard for being so kind, professional, and incredibly helpful! She took the time to help me understand how to navigate through my resident portal and made the whole process so easy. As someone new to Austin, I really appreciate how welcoming she’s been — she’s even shared great local spots to check out and made me feel right at home. Kristy always greets me with a smile and goes above and beyond to help. I’m so pleased with the service here and absolutely love my new apartment!

I absolutely love living here, and it's all thanks to the incredible team. Kristy and Emily are awesome, and so is Garrett the property manager. I had to move in in a huge rush, and then I ran into some temporary financial issues with rent. The office staff was so helpful and understanding. They never once made me feel bad about it, and they worked with me to get everything sorted out. Their customer service has been incredible. When it comes to maintenance, I'm genuinely surprised by some of the other reviews. They've handled every single request of mine in such a timely manner. They fixed my front door, replaced my dishwasher, and even tackled a stubborn ceiling light that kept acting up. It took them a couple of visits, but they never gave up and got it working flawlessly. I think a lot of it comes down to communication. I'm not the best at it, but I've learned that if you take the time to really explain the problem and provide photos or videos, they'll get it fixed for you quickly.
