This was our first apartment in the USA, Shawn was really friendly and prompt with communications the move in was smooth. It is a well maintained apartment complex closer to downtown. The maintenance crew is always friendly and on time.

I lived at Burl South for a little over 5 years. It’s a great place to live. The grounds and common areas are always kept very tidy. The pool is amazing, it’s 8 feet deep so you can actually swim in it. Google Fiber is a huge plus. The maintenance team is the best you’ll find in this city. Shawn is an amazing property manager. You honestly can’t go wrong with any property managed by Urban Flats. 10/10 would live here again!

We have enjoyed the walkable area at the Burl South location, which made it easy to take our dog on longer walks. The complex itself is generally calm and quiet. The unit’s square footage and walk-in closets are a plus. The occasional brief water cut-offs for repairs are not a big deal. The maintenance workers have all been very kind and helpful! Shortly after moving in early August, we observed cockroach activity. Because this occurred soon after move-in, we believe they may have been preexistent. We requested pest control, and on the scheduled day or the day after, we saw on the tenant portal that the status of the request showed as completed. I was at the apartment for that scheduled visit and there was no knock, both locks were locked, no sign of entry, and no sign of treatment. We placed a second pest control request. Management informed us that our apartment had been treated, and that we would be placed on a follow-up list. We explained that no one had stopped by. While a subsequent pest control visit was scheduled, no additional follow-up treatment or assessment took place for approximately two months. Most pest control visits were tenant-initiated. The lease stated management would act with customary diligence to make repairs. We observed cockroaches (of different sizes) in multiple areas of the apartment, including the kitchen, bathroom, bedroom, living room, and hallway. We maintained the apartment in a clean condition, particularly the kitchen. Making sure to keep the kitchen free of any liquids/foods that could potentially attract roaches. We would still see them on appliances (i.e. refrigerator, stove, and dishwasher). Due to continued activity, we stored kitchenware and toiletries in sealed bags or bins and limited kitchen use. Cockroaches were repeatedly found in the dishwasher, requiring loads to be rerun and eating out. On one occasion, after using some kitchenware from the dishwasher, we found a dead cockroach on a fork from that same load. Nearly halfway through our lease, we inquired about our lease termination options. That same day, we sent a formal repair request via certified mail. Management implemented a more structured pest control plan and stated that there will be a follow-up inspection and treatment in January. We received the most intensive treatment in December, at which time gaps behind the stove and dishwasher were observed. Since then, we have continued seeing cockroach activity, despite little to no use of the kitchen. Our request for retroactive rent credit was denied, and we are awaiting a response regarding reimbursement for out-of-pocket expenses. Overall, the ongoing pest issue made our time at the apartment disruptive and costly.

Leaving because neighbor thinks picking up after their dog is a suggestion after having to live with this august and september. I'm tired of living above a dog's bathroom and leaving in October. This ongoing problem should have been dealt with in August. The fact that there is still copius amounts of feces down there and I had to live above it should be a crime.

I think I'm going on 3 years living here now. The maintenance crew deserves highest praise for their attitude, friendliness, reliability, and the good work they always do. The grounds are pretty aesthetically and maintained extremely well and the space feels securely private. The property management has been consistently good with communication. I'm comfortable with living here for a good while!
