My wife and I have already talked to the office about the cleanliness and falling apart state of the property multiple times so I’m making a review as they never listened when I just asked them to clean up stuff in person. This is getting out of hand. - The pool is in a constant algae bloom and filled with bugs and small garbage. (Fixed but now the pool has a crack in the side making water run down the wall next to the waterfall part on the left side.) - The halls and garage are filthy and infested with spiders. - The trash room is filthy and smells absolutely awful even with trash doors closed. - The gate in the middle of the two inner concourse areas has been “fixed” twice and still has never worked with its code like the rest. - The garage Elevator has been broken for a week now and is the 6th time it’s broken since I’ve lived here. - The gym is in a constant state of disrepair with broken cabinets in the outside area that have never been repaired. - The grills are half broken with multiple of their dials and nobs not lit up anymore, and are almost never cleaned. - The fire pit has never worked and I’ve been here for four months. (They found out there is a gas leak after checking the fire pit due to what I assume was because of this review, now the grills are also disabled.) - There are multiple loose boards in the back inner concourse area that made my wife trip. - A water drainage pipe in the garage near the garage doors has had its cap off for months flooding the garage when it rains. - Fire alarms going off at-least once every two weeks due to residents tampering with them to do drugs or smoke, and they’re not getting evicted for it even though they’re breaking the terms of the lease so they continue doing it. The alarms are so loud it causes my tinnitus to act up when I go out in the halls, and it’s abusive to have to keep bringing our pets outside through that noise that hurts their ears. This is unacceptable and if it’s not fixed immediately I’m moving out when our lease is up. Stop slum-lording and pocketing our rent and upkeep the complex or I’m also reporting your company / the property to the city. The things like the loose boards in the inner back concourse area, the dirty grills, the bugs in the halls, the extremely loud frequent fire alarms going off, the gas leaks, and the algae blooms / bugs in the pool are health hazards. To the manager do not request for me to call and discuss any of this. My wife and I have already talked to your office multiple times. Fix/upkeep the property with the rent we are paying for the amenities, and be a manager please. I will edit the review into a positive review if all this stuff has been fixed. ————————— Update: My response to comment left by the owner… All the things listed were in detail and are in public use areas of the property not my private unit. I should not have to call the office like you’re requesting for these things to be fixed. Make your maintenance crew regularly walk the grounds each day and do their jobs, if you don’t have enough people hire someone else to do it. We are paying for it with our rent I am not requesting charity or anything unexpected. ————————— Update 1 month after my review: Just run away if you’re looking at this place or if your lease is renewing. It’s being run awful and is falling apart, and they are taking forever to fix anything if they’re at all. Everything that gets fixed after a long amount of time only gets replaced by more serious issues popping up. Also the fire alarm has gone off 4 times (Once immediately after the fire department turned it off the second time.) in the last 12 hours because of people vaping and badly built sensors for outdoors. This complex is also clearly not going to kick the people doing this out, it’s been happening multiple times a month. My ears are ringing as I have tinnitus and I can still hear it in my head! It’s going to damage our pets hearing too! It happened every four hours last night and I got zero sleep because of it!

Horrible experience living at Kenzie. We have had frequent false fire alarms the entire time we have lived here and the office has done nothing other than blame the residents (with no accountability or actions taken). Last night there were 4 in a 12 hour period. Having to wake up, get dressed, collect our terrified pets, and run outside that many times has made me confident that Kenzie is the worst place I have ever lived. There are plenty of other complaints, but there isn’t much of a point to list them when residents can’t even sleep here. Please avoid living at Kenzie for the sake of your sanity.

We have had a wonderful experience living in this community. The property is always clean, well maintained, and the staff is friendly and responsive. A special thank you to Labria, the property manager. Her professionalism, dedication, and genuine care for the residents truly make a difference. She is always willing to help, communicates clearly, and goes above and beyond to ensure everything runs smoothly. It’s rare to find someone so committed to creating a positive living environment. Thank you, LaBria, for all your hard work. Highly recommend this community!

YOU WILL REGRET NOT READING THIS IN FULL. When I moved here 2 years ago, the Kenzie had a 4.4 rating 2 years ago, the most recent 5-star reviews are completely fake. This place has turned into total garbage over the last year, especially since new "management " has taken over. Actually, there currently is NO property manager and no full-time cleaning personnel (her shoulderis injuredso she can't do much). The place is absolutely filthy. I've contacted the office via email, resident portal and 4 times in person about cleaning the hallway that's covered in dog pee for the last 8 months and it's still not done! Tonight I witnessed 2 occasions where people broke in and went to the pool area, throwing things in the pool and lobby. Pretty odd this guy is wearing a kids backpack, face mask and gloves (removed one to seemingly take drugs). Called security and they seemed annoyed that I called. They're also allowing residents to use their balcony as a trash bin (pic of large TV box, been there for weeks even after contacting the office). AMP simply doesn't care about this property or residents. And the idiotic replies from "the owner" saying "call me"...you know who I am. I've emailed, called, logged in the resident portal and visited the office numerous times. Most recently someone has taken a fire extinguisher and used it in the hallway. Furthermore, it's been reported that a resident had $300k in cash stolen from his unit...hence the hiring of a security guard who is only here during office hours while watching Instagram videos on his phone in the lobby all day. And, you will pay an extra $200/month for community features like water and electricity...not yours, that's extra. There are many options nearby. Don't rent here until things have been fixed. Added 3 new photos. Some of the worst dog owners live here. Not cleaning up dog pee....creating dog pee/poop stations on their balcony and leaving it for days/weeks. There needs to be stricter rules for pet owners.
