Block Yard Apartments

Just moved in here. Had some back and forth with the team when we were trying to get out lease sorted out, but communication was easy and reliable. I think this is the best value of any of the apartments in the area. Location-wise, you can be bike for 10 min to anything you need. Grocery store, bars, restaurants. The apartment is spacious and has so much storage. 1 parking spot included and additional is a small fee (maybe 35$). Hallways and community areas smell great and are kept clean. The apartment was SPARKLING clean when we moved in. Took so much stress off of us expecting a 2 day deep clean. The amenities are great. Clean and maintained well. The staff are ridiculously nice. They really do care about your experience and make sure to respond quickly to any concerns. Not every building is perfect of course. The package room is a bit chaotic, the trash chutes get jammed sometimes (because ppl don't break don't their boxes of course 🙄). Sometimes the resident parking area is pretty full, and you might have to walk a minute extra to your door. But, these issues have not affected my overall thoughts and my rating reflects this.

UPDATED REVIEW: To be entirely honest, we had a LOT of problems with this place in a short period when we first moved in, but the staff have done their best to fix just about all of them. It does seem like a situation where you will get more response by making a stink than by asking nicely, which I don't feel great about as someone who works in a customer-facing job myself, but a lot of our issues were fixed only after I wrote a bad review. I do appreciate the staff's diligence in response to our complaints. Randy, the community manager, is a heaven-sent gift. Whatever they are paying this man is not enough. Above and beyond doesn't even describe the half of it. Incidentally, he also happens to be our next door neighbor. It seemed very clear he wanted me to update the review, so as a neighborly courtesy, I think he and the maintenance staff have done enough to deserve some slack from me. Some cons of which to be mindful: * Pest problem. They fumigated the units and provided "gap fillers" for the door where the pests were most likely entering. I have not seen the pests as of yesterday (June 16th). I was told they are seasonal, so hopefully that means we have put the pest problem to rest, but it remains to be seen for now. * Cabinets falling apart. We did have an incorrectly-installed cabinet that collapsed our first week. They fixed it pretty promptly, so I am hoping the poor carpentry there was a one-off issue. * Constant alarms going off/noise: the car alarms going off in the middle of the night are the worst offender imo. They seem to be triggered by the train, and they tend to go off at night which leads me to believe it is the same overnight parked vehicle in the garage that is responsible. They have hired a constable to patrol for noise violators, and I do understand there is only so much they can do about noise that does not happen on their property, but it is something of which to be mindful when choosing where to live. * Unit lockout: when we first moved in, the battery on our unit died and locked us out. This should have been fixed prior to us moving in, but not a big deal if it gets addressed promptly. The maintenance guy (bless his heart) did not know how to fix the lock. We waited outside of our unit for two hours before it was fixed. Again, hoping this is a one-off error. * Discounts not honored: We have a statement in writing saying we would receive $300 off of our first month's rent due to qualifying with a preferred employer. This was not reflected in our last two rent payments. I was told they have fixed this, but I am still waiting to see if this will reflect on the next month's rent. I have a lot of positives to say about the place, too. Amenities are the best I've ever had in an apartment, and the location cannot be beat. The parking situation is also an issue, but we were told about that going in and they do seem determined to fix that as well. So all in all, I would recommend dealing with the growing pains to live here, just be prepared to be a squeaky wheel if need be.

I have lived here for almost two years, and Randy and the team are amazing. I've never lived in an apartment where management is constantly making improvements and cares about the property in the way they all do. This place rules :) - Hailey

We have loved living here! I have lived here for 2 years now and have had few problems to address. The CWS management is very responsive when any concerns do arise. The location is great and the convenience is truly a highlight of this apartment. I have even recommended someone else to live here because of our positive experience.
