We've had an excellent experience living here! Marlowe, Chelsea, and Christopher at the front office are amazing and make it feel homey. Great maintenance workers too! The apartments are a bit old but whenever there is a problem we know it will get fixed right away without any trouble. Makes me never want to buy a house of my own because you could never achieve that level of convenience. The pickleball courts and pool and gym are great amenities! Be aware, if you live in the building right next to the pickleball court like we do, it can be loud. But we've gotten used to it. Most of the buildings are a lot farther from the courts than ours though. And of course the location is top notch. Walking distance to Barton Springs, with a little pathway in the back that connects to the Barton Creek Greenbelt. Overall would highly recommend.

Moved here back in July and I have loved every minute of it. I play pickleball all the time and have met a few neighbors who I have become good friends with. My apologies that I can be loud at times. Everything I have needed, they have immediately addressed it. Thanks Milow and team for making my experience at Barton Hills Apartments fantastic!

My Rebuttal: A "wonderful living environment" is far from what I experienced. A long-term team that consistently provides inadequate solutions, shows utter disregard for tenant well-being, and violates privacy is not a positive. The "dedicated team" is the root of the problem, particularly the manager, Marlow, whose actions were retaliatory and unprofessional. Barton Hills Apartments' Response: "When you raised the concerns, they were always addressed. When you complained about the smell of cigarettes in your apartment, we had your ducts professionally cleaned only to later discover cans with cigarette butts on your patio." My Rebuttal: "Addressed" is a laughable understatement. Their "solution" for the overwhelming cigarette smell was an HVAC blow-out, not a professional duct cleaning. It did nothing. The smell was so deeply embedded it ruined my furniture. And the accusation about cigarette butts on my patio is an outright fabrication and a desperate attempt to deflect blame. I am a non-smoker, and there were never any cigarette butts on my patio. This is a blatant lie designed to discredit my legitimate complaint. I have multiple witnesses who can confirm I do not smoke. Barton Hills Apartments' Response: "When your AC had issues, we came timely to address them. When you had further issues with your AC, they were addressed quickly and resolved the issue." My Rebuttal: This is another outright lie. My AC broke down repeatedly – not just "issues." Each "timely" address was a temporary fix, leading to the unit breaking down again and again. The massive leak caused by their repeated failed "fixes" was completely ignored in their response. The "further issues" were the AC failing for the third time, resulting in my apartment reaching a suffocating 94 degrees and the bathroom ceiling literally collapsing from water damage and visible mold growth. They "patched" the ceiling, but the AC still barely worked, consistently failing after a few days, leading to insane energy bills for a completely unlivable, health-hazardous apartment. This was never "resolved" during my residency. Barton Hills Apartments' Response: "When you told us once of your pest concern, we had your apartment treated within a week." My Rebuttal: "Once" is an absolute falsehood. I reported the mass bug infestation multiple times. Their single, supposed "treatment" did absolutely nothing. I was left to constantly buy and set out my own bug traps because they failed to properly address the problem. Their claim of treating it within a week and resolving it is simply not true. What They Conveniently Failed to Acknowledge (and lied about): * The permanent damage to my couch and mattress due to the pervasive cigarette smoke. * The condescending emails and voicemails from their staff every time I reported an issue, making me feel like an inconvenience. * The bathroom ceiling collapsing due to AC leaks and the visible mold growth that made the apartment a health hazard. * The exorbitant energy bills I incurred while living in a nearly unlivable, 94-degree apartment. * Their shocking invasion of my privacy by entering my apartment without my consent, which they admitted to doing. PART 1: I'm usually a pretty chill person, not one to blast places online, but what I endured at Barton Hills Apartments was so appalling, so utterly unacceptable, that I HAVE to share this to warn others. Forget the prime Austin location - a quick walk to Barton Springs, minutes from downtown - it's a trap. My experience, largely thanks to the manager, was a living hell. From day one, my "new" apartment reeked of stale cigarette smoke. It wasn't just a faint smell; it was practically soaked into the walls. I even suggested painting the walls and a foundational cleaning, and offered to buy my own odor absorbers to help. Their brilliant solution instead? An HVAC blow-out. It did absolutely nothing. I tried everything - air fresheners, burning incense - anything to escape that disgusting smell that clung to everything. It didn't just linger; it ruined my nice couch and mattress, leaving them permanently tainted. Adding to the misery, I also had to contend with a mass bug infestation. I made them aware of the problem, and they said they would fix it, but guess what? They never did. I was left to take matters into my own hands, constantly buying and setting out my own bug traps just to keep the creepy crawlies somewhat at bay. Then came the parade of incompetence with maintenance. My AC broke down not once, not twice, but repeatedly, leading to a massive leak. Every time I reached out, I was met with such condescending emails or voicemails - like I was inconveniencing them by having a broken AC. The AC was the real torment. When it gave out for the third time, while I was gone for an extended period, they claimed it was "fixed." I returned to a sweltering apartment where the thermostat insisted it was 75 degrees, but the actual indoor temperature was a suffocating 94 degrees - a heat that's simply impossible even with the AC off. And then I saw it: the bathroom ceiling was literally collapsing, dripping and crumbling. This confirmed my worst fears - mold was everywhere, visibly growing on the ceilings and under the sinks. They patched the ceiling, but the AC still barely worked, lasting maybe three days before blasting 94-degree heat again, all while I was being charged insane amounts of money on my energy bill. The place wasn't just uncomfortable; it was a health hazard, completely unlivable. But what truly made this place intolerable, what pushed me over the edge, was their outrageous disregard for my privacy and safety. They entered my apartment without my consent. This wasn't some honest mistake; it was a shocking invasion which they even admitted to doing. And it's not just me - I met another resident whose power was actually shut off by the manager because he didn't immediately respond to a noise complaint he got on a Saturday afternoon! Feeling utterly unsafe and exposed, I told them, "Please do not enter unless there's a life-threatening emergency." That simple, reasonable statement? They twisted it into their leverage. They refused to let me out of that hellhole lease without a hefty fine, which I had no choice but to pay. I wasn't risking mold poisoning or continued invasions of my privacy. I even had to get an attorney involved, but even that couldn't fully protect me from their manipulative tactics. Just moved in. Christopher went out of his way to help me find the best place available for the best price that matched what I was looking for. Everyone I’ve met in leasing is great and accommodating. Maintence fixed a few minor issues immediately. Neighbors seem great and the overall community is well kept and nice looking. Excited to call it home and be so close to Barton Springs and town lake!
