I've lived in this building since October 2025, I was one of the first residents. Since the very beginning the experience has been all but luxurious. Don't be fooled by the 5* reviews, they are posted by the workers, not residents. Let me list a few of the many issues that I have encountered: 1. When you are touring the apartment they sell that the pool is heated and that you can use it during winter time, that's a lie, they never heated it, in fact, the pool was closed from opening to April (when heating wasn't needed in TX) 2. One of the security guys has power trip issues, I invited 3 friends to my apartment to have a little gathering before going out on a Saturday (8pm to 10pm) and he stormed off saying that this is not allowed and there's a limit of 2 guests per apartment, and that he was going to tell management and I would get kicked out because of it. 3. They don't allow you to use the 51st floor unless you reserve it, which it is over $500 for 4h. 4. AC malfunctions most of the time 5. The water heater also malfunctions many times a month, I took more than a dozen cold showers because of this. 6. Halls are way too hot, there's no ACs there, and the heat gets into your apartment, so get ready to pay extra in your electricity bill because of that 7. They have insulation issues with the extractor fans, I'm in the penthouse floors, and whenever somebody cooks in the lower floors the odor gets into my apartment. 8. The pool is super dirty, the walls are currently green, and the water foggy. Also, be ready for management to close your maintenance requests without fixing anything, many times ignoring you all together. This is not a luxury apartment, there are better apartments in the area for the same price range, please avoid renting here.

Lol management saying reach out to us in the review response… I have, you don’t reply! 🙃 I honestly held off on reviewing this place earlier this week when our AC went out for two days and my apartment was at 80 and stuffy and it literally made me feel sick. My unit faces the west side sun and it gets very hot quickly. They said it was water related and the city shut it off, okay well now we have water but my AC stopped working AGAIN. I have never had issues in any luxury apartment before like this. a/c needs to work especially in a Texas summer. I’m interested in the leasing office contacting me about breaking my lease as this is an unlivable situation for me and per our contract I pay rent for a livable situation not an unlivable one. I do feel bad for the concierge and maintenance team here, it’s not their fault this building wasn’t built right! Glass windows have fallen onto 6th street, the elevators are always broken, the trash never works, our garage gate is broken, gym is humid and hot .. what did I miss? Lol I hate these issues because this location is everything and the gym is beautiful but not worth roasting to death for and compromising my health.

UPDATE: In 24 hours, I have exited and entered the building a number of times and have not seen a security guard monitoring the exit gate. This building has a laundry list of issues. The general theme and most consistent issue is the absolute lack of professionalism from management to effectively communicate with the residents. Despite numerous emails, the building rarely responds and will only send mass emails that address that there is a problem, without providing timelines and assurance that these issues are being resolved expeditiously. To name a few: 1. The exit gate has been broken and open for more than 7 days with zero update provided by building management. The gate is wide open, allowing any one to walk into the parking garage. 2. No hot water numerous days this last week. We took numerous cold showers with water pressure at 50%. No clear explanation as to how or why this happened. Said the city shut the hot water off… 3. Elevator wait time consistently between 5-10 minutes. Elevators are also taken offline without warning, contributing to these wait times. No communication from management. 4. The gym, while beautiful, has doors that were installed backwards, requiring residents to use their key fob to tap out of the gym as opposed to upon entrance. This is a fire hazard. 5. AC goes out. While we have been one of the few lucky ones who have not had a consistent issue with this, we have returned home a number of days where our apartment is 85 degrees. This is unacceptable. 6. Windows falling out and questionable fit and finish. It is widely known that the building has had a number of windows fall out. Given the high wind and storms we see in Austin, this is extremely worrisome. Additionally, the fit and finish is cheap with lots of dings and scuff marks from construction. 7. The pool is randomly closed some days. This is an amenity that we pay for. I have asked numerous times for a discount to the amenity fee we pay when the pool has been closed and we have yet to receive an email even acknowledging this. 8. Less than 24 hours notice of contractors a showing up to the apartment to check random and unimportant things compared to the other issues we are dealing with (I.e the blinds). The contractors moved furniture around and left without leaving it how they found it. Not okay.

I’ve lived at ATX Tower for a few months now & since moving in i’ve enjoyed my time here so much! From my apartment to the amenities such as the pool & gym - I am glad to be here!
