I lived here for 2 years (from 2023 to 2025) and the management changed three times in that period. Each management company was worse than the last one. G&B is the current management company and they are unresponsive and evil. In the 2 years I lived at Aspenwood, my heater went out EVERY winter and wasn’t fixed. We had constant water shut offs with no prior warning. All of my emails about these matters were never responded to. When it came to moving out, G&B required me to hire a professional cleaning company (which is THEIR job), threatening to hold my deposit if I don’t. I still haven’t received my deposit, over 40 days after I moved out, which is against Texas Property law.

I've lived at Aspenwood for 5 years, and overall I have enjoyed it immensely, but I’m grateful to be moving this summer. As other folks have mentioned, the complex was sold to Campus Condos and then to Austin Vestors, and the quality of management immediately declined. My move out contract was 11 pages long and filled with requests that will ultimately cost about a months rent to fulfill (well above my security deposit). Roofing and parking construction has taken place with less than a few days notice to arrange for alternate accommodations. Twice I’ve received pest control notifications the night before (and was not told the sprays used were toxic to pets, I had to call the pest control company myself), resulting in my needing to stay home the following day to intercept pest control. Overall, it’s been disappointing and frustrating.

I have been living here for a little over a month now, and it has been an enjoyable experience. Being a student at UT Austin, I wanted to find a place that was both affordable and close enough to transit for easy access to the university, and Aspenwood has fulfilled both. The walk to the Metro bus stop is less than five minutes, and the scheduled stop times have been reasonably reliable. As for the apartment, it is very spacious, and the all-electric kitchen is a plus. Maintenance requests are fulfilled very quickly as well. My biggest complaints would be the lack of an online payment system, as that would be preferable to writing checks, and the hot water being low pressure at times, otherwise, great place!

I've lived at Aspenwood for about a year and renewed my lease for another. I love it here. My apartment is spacious, there is nice wood flooring, and the atmosphere is great. The neighbors are nice and friendly. Cary at the front desk is great! She has been super flexible, responsive and helpful. The only time I had a maintenance-related issue was after the big snow storm in February when water was not coming out of my shower head. I called Cary and she arranged for someone to stop by within an hour to check it out! Maintenance guy was super friendly and respectful to my home & cat upon arrival. It is an older building and the appliance are a little older but everything functions properly and I have had no issues! I have loved my time here and look forward to my next year here. Neighbors are very respectful and friendly as well. They are very pet friendly here! This is a great and affordable place for anyone who wants to be pretty close to downtown without paying a hefty price. The drive to UT campus is less than 10 minutes (20min bus). I love it here!!!!

I will say that I have been living in the apartment community for 4 years and I have been completely satisfied. I continuously renew my lease here not only because of the location and the amazing pool :) but also for the great maintenance staff that are prompt to fix your issues within reason and also the management as well. They are friendly and I believe really care about the tenants. When we had the iconic winter storm not only did they have salt all over the complex as a precaution to make sure we are safe and do not slip, but they even had a member of maintenance to come by to make sure we were ok and to reassure us to run our heaters as they are gas and they pay for that for us. :) If you are looking for a place that is affordable and located in the awesome neighborhood as Hyde Park I recommend this place you will not be disappointed.
