Abelia Flats

BE AWARE!!! We are extremely disappointed with experience at Abelia Flats. After moving out, we were suddenly charged over $700 in alleged “back utilities” from January through May — despite the fact that we paid our balance in full and on time every single month. It makes absolutely no sense that we could owe hundreds more after consistently paying exactly what was due. On top of that, we were also charged for what we believe is clearly normal wear and tear. We even responded with information from the Texas renter codes regarding tenant responsibility, but were told the damages were considered “beyond normal.” As clean, respectful tenants who took care of the apartment and always paid on time, this feels incredibly unfair and misleading. Now we are being threatened with collections over charges we genuinely do not agree with or understand. We worked hard to maintain a good rental history, and this entire situation has been upsetting and stressful. Renters should carefully review every charge and document everything when dealing with this property.

We have lived here for 6 years. Local management is not always responsive and professional but they kept our price low, maintenance was great. This is old apartment, we lived in non renovated unit which helped to keep the price low. It was affordable when it mattered as newcomers to the U.S. You have to fight for some things with management regarding work on the apartments or reimbursement, like everywhere else. But we had a good experience overall.

When I first rented a 2 bedroom 2 years ago I put up a $1400 deposit. It was roach infested the day I was moving into it and fought them constantly. The bathroom cabinets made of particle board had alot if damage and warped with it falling off all over the floor. Paint splatter all over everything not to mention the oven being old and rusty with rust particles following off. Against my better judgement I transferred to a 3 bedroom in the complex. I asked them on several occasions to look at the apartment before moving in and they wouldn't let me. They The breeze way is gross and stained with trash liquids, cigarette butts and trash. Upstairs neighbors sound like elephants and bbq on their 3rd floor balcony. There is paint splatter all over everything. Bbq area perfect for little kids to play is littered with dog poop to the point you can smell it when you walk out there. When I said something to the office they told mr to take pictures of dogs in the act. They kept all but $21 of my deposit billing me for bogus nonsense. Like a trash can I never got and even asked for in the new apartment. Staying this year then out of here!!!!
