The Views at Roosevelt

My experience with this complex has been absolutely terrible. I have been dealing with a bird problem on my balcony, and the property manager refuses to take responsibility, claiming that because it is “outside the property,” it is not their responsibility. This makes no sense, considering I pay extra for an apartment with a balcony, and the balcony is clearly part of the apartment and the property they manage. What is even more frustrating is that instead of fixing the issue, I was told that if I wanted to move to another unit within the complex, I would have to pay around $750. In my opinion, residents should not be forced to pay hundreds of dollars to escape a problem that management should be addressing in the first place. On top of that, they refused to provide me with the phone number or contact information for a supervisor so I could escalate my concerns. The lack of accountability, transparency, and customer service is shocking. For anyone considering moving here, think twice. They show you the nicest areas during the tour, but the reality after signing the lease is completely different. Residents are left to deal with problems on their own while management avoids responsibility. Paying premium prices for this level of service is unacceptable. Based on my personal experience, I would not recommend this complex to anyone.

After living at Roosevelt Commons in Arlington for three years, I feel obligated to share my experience so that others can make an informed decision before signing a lease. Unfortunately, my experience was extremely negative. During my time there, I was robbed twice. My apartment was broken into while I was out of town, and numerous personal belongings were stolen, including watches and handbags. On a separate occasion, two of my electric bikes were stolen from my balcony. Security appears to be a major concern at this property. Vehicle break-ins in the parking garages are common,(THE POLICE ARE AWARE OF THE ISSUES THAT PERSIT IN THIS APARTMENT) and there seems to be little accountability when incidents occur. Whether cameras are present or not, they have not provided meaningful protection or assistance in resolving crimes. The property may look attractive from the outside, but the reality is very different. The common areas are often dirty, the hallways and carpets appear poorly maintained, and there is an unpleasant odor throughout many parts of the complex. Tenants are not vetted, poor quality of people. After being robbed twice, I no longer felt safe living at Roosevelt Commons, especially as a single mother of three young one's. I emailed management requesting to be released from my lease due to safety concerns, but never received a response. Instead, I was sent to collections for breaking my lease. I lived there for three years and never missed a rent payment. The lack of concern and empathy after such serious incidents was extremely disappointing. Management was also disappointing. I found the staff, particularly management, to be unhelpful and lacking empathy when serious issues were reported. My concerns regarding safety and security never seemed to be treated with the urgency they deserved. As a resident, I never felt safe. Based on my personal experience, I would not recommend Roosevelt Commons to families, single professionals, or anyone looking for a secure and well-managed community. This review is not intended as an attack on the property. It is simply an honest account of my experience after living there for three years. I genuinely wish someone had warned me before I moved in

TLDR: Poor upkeep, widespread pet waste, excessive noise, security concerns, and overpriced units. As someone who has lived here for four years, I’ve had the opportunity to see how this complex has changed over time. Unfortunately, the overall quality of living has declined significantly. Trash has become a persistent issue. It’s common to see garbage bags left in hallways, stairwells, and even along the streets behind the complex. These bags are often torn open by animals, leaving trash smelling and scattered around the property. Pet waste is another ongoing problem. Some residents allow their dogs to urinate and defecate throughout common areas, including parking garages, hallways, and near building entrances. There have even been instances where tenants swept pet waste and other debris off their balconies onto lower floors. If you live near the pool, be prepared for noise. During the warmer months, late-night parties, loud music, and screaming are common. Courtesy patrol has often been ineffective in addressing these disturbances, and local police understandably have higher-priority calls, meaning responses can take hours if they arrive at all. Property upkeep is inconsistent. Complex-wide projects are frequently started and then left unfinished for weeks. Security doors are often broken or intentionally damaged by residents who do not want to use the access app or key fob system. While the front of the property generally receives attention, many issues elsewhere in the complex can remain unresolved for extended periods. For the price being charged, residents are not receiving the quality of living advertised by the website or leasing staff. The discrepancy between the marketed image of the property and the day-to-day reality is substantial. The one group that consistently deserves praise is the maintenance team. They work hard and are constantly responding to issues throughout the property. Most of my frustration is not directed at them; if anything, it often feels like they are being asked to manage more problems than any team reasonably could.
