I’m currently staying at Jovia and the leasing staff has been phenomenal to me! It’s always a warm welcome with smiles! I specifically really enjoyed getting to know Kenedy. She was a great help and made the moving process SUPER easy, she encouraged me to ask any questions and made me feel very comfortable in my move. I love it here.

I’m currently staying at Jovia and the leasing staff has been phenomenal to me and my family! It’s always good vibes when i come into the leasing office, plenty of smiles and a warm regards! I specifically really enjoyed getting to know Maryann the property manager as well. She’s so understanding and empathetic to any problem that comes her way. I love it here at Jovia!

Fellow neighbors be aware: Horrible way a manager treat the tenants . Last week my car was towed from the property and the manager was pretty rude the way she acted. Tried to imply that Im stupid after living here for over two years. The sent an email saying that we need to register the cars. When I go to the website to register, it does have old information from my current contract and no option to update which lead me to assume the website is not working. Still I registered my cars there. When I go to the application to the same website they sent, it doesn’t let you do anything as if the app is not working. Previously I went to the office to deal with another situation and they mentioned to register the cars in the apartment app which is different from the app they mentioned in the email. When I go to the apartment app, it does allow to register the cars no problem. Fast forward the car gets towed, I call the yard to see what was the reason and they said it was for parking permit. When I go to the office to see why my car was towed, since it is registered in the apartment app, the manager dismissed in a “I can care less” actitudes when I showed her the car was registered in the apartment app. She asked if I had it registered in the website they mentioned and I told her I had the car registered in the app where I was told at the office, also remembering the website they sent was outdated and the application from that website doesn’t work. The manager asked me “how long you’ve been living here?” I told her that I just renewed for my third year and her answer was “well, you should know better” rolling her eyes trying to imply that Im stupid for not knowing after being told different and the options they sent are confusing. The manager told me in a sarcastic, dismissive tone, well you can register the car in the apartment app in case something happen, but you should know better after living here two years. She offered no help at all and giving a look like I was bothering her and wanting me to leave. I just wonder what relationship she has with the towing company that not even an intention to help was offered after showing her I did in fact had the car registered in the apartment app. Its really telling from this manager the way she treats her tenants after , in my specific case, don’t bother at all, have never had any complaints and take care of the property, to be treated and dismissed this way.

The units are nice but the apartments upkeep has gone down since I moved in a year ago. The property is dirty now and the trash valet they have doesn’t pick up every night like they are supposed to. Trash bags have been outside of my neighbors units the past 2 nights and it reeks. This has happened multiple times now. The stairs have also been filled with dead bugs all summer, last year maintenance would come and clean that with a leaf blower this year I was told they would implement that again and they haven’t. Also, there are tons of wasp nests all over the property. I asked pest control to come take down a large one outside of my balcony and they said they wouldn’t be able to because they couldn’t reach it, I had wasps building all over my balcony and had to get rid of them myself since pest control only comes once a week. On top of this, i’ve had wasps getting into my bedroom and I have no idea how. Don’t live here if you want to live on a clean property, the rent is way too high for the upkeep to be so poor. It’s also really hard to get in touch with the office unless you go to the leasing office, and even then the new staff seems annoyed that you go to them. Update on 9/14/25 THE TRASH VALET HASNT PICKED UP TRASH THIS ENTIRE WEEKEND.

I originally moved into this complex when it was still called Jefferson Vine. At that time, only a few buildings were open, and everything was great from the staff to the amenities and the peaceful environment. Unfortunately, that didn’t last. Once management began dropping the rental prices, it brought in a wave of new residents, and the overall quality of the community went downhill fast. Many tenants don’t respect the property or those around them. Gym equipment is neglected or broken, trash bins are constantly overflowing, and people treat shared spaces like they’re disposable. Alyssa and Eddie have always been amazing responsive, professional, and genuinely helpful. They were the bright spot here. However the new staff can be rude. The real problem is the lack of accountability and the behavior of certain residents. Pet owners rarely pick up after their dogs. Parking is a mess because people constantly ignore assigned spots. Some residents run businesses out of their garages, leading to a lot of unnecessary traffic. Drivers speed through the complex, and there are no speed bumps to slow them down. I’ve almost been hit multiple times. I reported this, but nothing changed until someone nearly hit a staff member in a golf cart. Only then did management act. One time, I witnessed a resident looking inside my car. There were other tenants who saw it too. I reported it, and even with witnesses, I was told they couldn’t do anything because it was a “he said, she said” situation. So, good luck trusting your neighbors here. The environment is becoming increasingly inappropriate. I’ve personally seen young women in thong bikinis twerking on the grill tables and slapping each other on the rear in full view of everyone. If you have kids, good luck shielding them from that. As for the pet situation most pet owners don’t seem to be registered. I lived on the second floor, and the residents below had a yard that they were too lazy to clean up frequently. Piles of poop were left for weeks, creating a horrible smell that made it impossible for me to enjoy my balcony. The dog park? Never cleaned. Always full of waste and frequently out of bags. Maintenance is another huge issue. Once, I requested a water filter replacement. I have a camera inside my apartment, and the worker simply reset the filter and left he didn’t even change it. If that’s how they act when they know they’re being watched, imagine what happens when there are no cameras. Service requests take forever, and most of the time, the crew is either lounging on golf carts or on their phones in the garage. The parties in the summer are loud and disruptive. People scream, blast music late into the night, and play pickleball under a blinding LED light that shines directly into residents’ windows, making it hard to sleep. On top of that, the power goes out regularly, the internet is unreliable, and communication from management is minimal at best. You can NEVER get ahold of anyone. Phone calls, they never answer. Voicemails, they never return calls. Emails, it takes them weeks if you’re lucky to get anything back. I don’t understand how people who have just moved in or are simply visiting can leave glowing 5 star reviews. They clearly haven’t experienced what it’s really like to live here. If you’re thinking of signing a lease here, may the odds be ever in your favor.
