You are correct when you say people can say goodbye to the typical rental experience! The management here is the WORST I have ever experienced. They take housing assistance so many people get a huge discount. I personally pay $2750 a month for a 2 bedroom. We pay an amenity fee each month. Laughable…. The only amenities is a pool that is always dirty and packed with people from the neighborhood, that is if it is even open, that do not live here, corn hole, there used to be 2 sets but we are down to one and grills that don’t have propane half the time. We have spoken with people in the leasing office more times than I can count. They DO NOT care. It is common to walk by the same trash on the ground for weeks. I got so sick of seeing the same sock lying there every time I left the house I finally threw it in the bushes. I bet it is still there. The community gate works about half the time. We take our dogs to the dog park only to find so much dog poop that we can’t utilize it. We are up for renewal and had questions about the lease they wanted us to sign and were told, ‘it’s all written in there, figure it out!” We pay almost $3000 a month!!! DO NOT MOVE INTO AN AVILLA PROPERTY! The treatment we have received is atrocious. I am currently seeking help with a class action lawsuit. If you have had similar experiences we should talk!

Not sure where to begin. I’ve lived at Avilla Lakeridge since January 2024, and when I first moved in, I genuinely believed it was a great place to live. Unfortunately, my experience has changed significantly over time. I’m not going to list every issue here, as there have been several during my residency, but I do want prospective renters to seriously consider my experience before making a decision. At the moment, I have no hot water in my home. The issue began Monday at approximately 1:30 PM, when I immediately submitted an urgent maintenance request online, followed by a phone call and voicemail to ensure it was received. Despite the urgency of the issue, I received no response or acknowledgement that day or the following day. By day two without hot water, maintenance arrived without prior notice while I was working from home. I have consistently requested advance notice before entry due to the nature of my work, which involves confidential information. I requested they return at a later time, and they did—but significantly later than agreed, again without communication. After attempting repairs, maintenance advised they could not resolve the issue and would need to return again the following day. This is especially concerning given that I have submitted approximately 7–8 maintenance requests since February 2026 regarding ongoing issues with the hot water heater, including running out of hot water within minutes during basic use. This has made normal daily activities such as showering, laundry, and dishes difficult to manage. At one point, I was told a replacement water heater had been ordered with an expected arrival date of April 28th. However, I have received no updates since then, and there has been no follow-up communication. I also still have an open maintenance request from May 6th that has not been addressed. As of tomorrow, this will be day three without hot water at all. I am unable to shower properly or access warm water for essential daily needs. I have followed all required procedures for submitting maintenance requests and have made every effort to communicate the urgency of the situation through multiple channels. Despite this, the issue remains unresolved. Residents are expected to meet their obligations, including timely rent payments, and it is reasonable to expect the same standard of accountability when it comes to providing essential living conditions. At this point, I am sharing my experience publicly due to the continued lack of communication and resolution. This situation has been extremely disappointing and reflects a consistent pattern of poor responsiveness and lack of urgency toward resident concerns.

Won’t answer any calls or emails when I tried to inquire, I instead went to The Gin Mill across the street and was taken care of.
