Beautiful building plagued by terrible management. The location is great. The apartments are mostly nice, but be warned the walls are very thin. Noise travels. Management is the biggest issue. They are unresponsive and not focused on providing a great tenant experience. They are more focused on throwing rooftop events for their friends’ businesses. Has taken months to get requests moving. The mailroom is unsecured, with faulty cameras. Multiple packages have been stolen. There is no real 24/7 maintenance. What they call 24/7 maintenance is a robot phone line that takes messages. A glorified voicemail box. They also have no security. So if you have issues, you are on your own. Also be warned: if you live on the fifth floor, noise travels from the rooftop. The roof is a great amenity until you live beneath it. This has been the worst part of our experience. Lost sleep and peace. The all-in-one washer/dryer units are terrible and take 3-4 hours for one load… or longer. Almost useless. The machines are also unintuitive. They are an early model of a product that has gotten better. For example, you cannot simply throw something in to dry in these units—you must still rinse and spin. While the building looks nice and has character, I’d recommend looking at other options. For the price you will pay here there are much better options. We signed for one term and are not renewing. We would rather endure the hassle and cost of moving despite their offer not to raise rent. It’s been that bad.

The one star is primarily earned because of the location. The property is centrally located downtown and within walking distance of many restaurants, entertainment options, and local attractions. Unfortunately, the positives largely end there. For a property marketed as luxury living, the management and operational issues have been disappointing. Many tenants have experienced excessively long maintenance response times, including reports of a leaking roof near an electrical area that was not addressed promptly. There have also been ongoing concerns regarding marijuana odors entering apartments despite the property’s no-smoking policy, which negatively impacts residents who expect those rules to be enforced. Parking has been another recurring issue. Residents who pay for designated parking spaces have reported situations where unauthorized vehicles occupy their spots for hours or even days before any action is taken. Most concerning is the recent package thefts from the mailroom. Multiple residents have reported missing deliveries. A great location can only compensate for so much. Residents paying luxury apartment rates should reasonably expect responsive management, timely maintenance, reliable security measures, and enforcement of community policies. Until those issues are addressed, I cannot recommend this property.
