This property offers a budget-friendly living option with a generally quiet atmosphere and a convenient location close to major attractions. While the staff are often described as friendly and helpful, and maintenance is typically responsive, some residents have experienced ongoing issues with the central air conditioning and heating system, especially during seasonal transitions, as well as with the laundry facilities.

Possibly the worst apartment complex I've ever lived in. Pool hasn't been open in over 2 years. Maintenance is nice but never gets anything done, and if they do, it is not ever when they said they would. Maintenance comes in without knocking or without notice (because they don't show up on the date and time they said they would) and there is always just a smell that you cant explain, unless it's the smell of weed. Those are just some key factors. I could add more like the dryers don't work at all, everything is outdated and breaking apart/broken. Their complete disregard for people who live here is unnerving. Aslo they shut the ac and heat off in the worst possible condidtions. My apartment got over 90 degrees for almost 2 weeks this year and i was still paying for ac that didnt work. And forget about heat that actually works. This place is barely hospitable 7 or 8 months out of the year. I would give a zero if possible. Don't ever move here.

Don’t bother renting out here, I’ve lived out here 4 years, the pool has been fixed, we’ve been without air conditioning over 4 days, the manager doesn’t care because she has working air conditioner at her home, I wouldn’t recommend anyone moving out here, they did work to my apartment last year and it’s still not complete, this says 89, so you can see obviously the air conditioning isn’t working!!!

We lived at Briar Cliff Apartments for about 3 years, and overall, it was a positive experience. The rent is very budget friendly compared to other complexes in the area, which was a big plus for us. The property is clean, well-kept, and has a quiet, comfortable atmosphere that makes it a nice place to live. One thing we really appreciated was the maintenance team they were reliable and responded quickly whenever we needed repairs. The staff in general were helpful, professional, and easy to communicate with. Since the building is older, the only issue we experienced was the hot water running out faster than expected at times and we occasionally dealt with a neighbor’s dog barking at night. However, the staff was always responsive and did their best to address concerns, especially with the noise issue. Overall, Briar Cliff is a great option if you’re la student looking for an affordable, clean, and peaceful place to live.

I lived here close to 3 years, moved out recently, and absolutely do not recommend. 1. The office staff have written positive reviews for the complex on Google reviews and reply from the corporate account. Just as a heads up to read all reviews and make your own judgement. 2. Look close at everything in the apartment if you do choose to move in. They've done renovations recently and it's a landlord special. After their “renovations,” my unit had issues like mirrors with existing cracks installed in the bathroom and trim cut too short with nails sticking out. The contractors left trash in my apartment more than once. I found rusty nails and screws on my floor, empty water bottles, used tissues, used paint rollers, and old light switch covers tossed into a kitchen drawer instead of being removed. (pictures of mirror with crack and trim with nails attached) 3. They have a serious issue with the locks on the outside building doors being broken. Once I had to call TPD because someone was sleeping in the hallway by my apartment, since just anyone can wander in. The locks would be fixed temporarily, then break again. Not sure if this has been fixed in the month I've been gone. 4. A/C is controlled by the seasons, meaning your A/C shuts off in September when it's still hot and doesn't turn on until May after it's already started getting hot. It may not even blow cold air when they do have it turned on. 5. Laundry facility is garbage. Other reviews are right. If you want dry clothes, go to the laundromat down the road. It's expensive (upwards of $2 for a wash and $2 a dry, I don't remember the exact price) and the dryers do not dry. The office's only advice is to call the company that services the machines. 6. German cockroaches in my last month of living there, they just sprayed the hallways and said they couldn't do anything besides that since they'd have to move everyone out to spray all the apartments. They started out on the hallway and I found two in my apartment days later so take that as you will. Overall it's just a bad apartment for how much the rent is. When I moved in it was around $550 including animals. It's now over $750. I get that everything is more expensive now and "market rate adjustments" and whatever but these apartments are not worth the price.

The Apartment is livable, the staff have issues getting in contact with tenants. How so? after calls and emails, i receive nothing back. Even when the hot water isnt working and i would at least like a warning about it, that was a surprise to me one night haha. Well maybe theyre low on staff, if so im sure someone is looking for a job :) if you live here and intend to use the laundry services, if you pay for 1 use of the dryer that will not be enough, even if you pay twice your clothes will likely come back wet. I'm about to invest in a clothesline to use inside the apt. If you do not like noise from people above you, get an apartment on the 3rd floor, thankfully my hearing issues are not too impacted by this. to any business folks out there, anyone who made a laundromat in front of the apartment would make a pretty penny Before you move in, check to see which building has the front doors locked, i noticed one day nails were screwed into the door to keep it open, it would have been nice to have an extra layer of security with our cute little door knobs. the rent isnt horrible but i had hoped for more from this place
