University Oaks

2/5 Stars Unfortunately, my experience was nowhere as stellar as other reviews make it seem. Only positives, the location is very convenient to Kent State (close to Tri-Towers and Eastway) and the student desk employees are friendly. Move-in Condition Disaster When I toured the model unit, it appeared clean and well-maintained. When I moved in that August, the reality was entirely different. The unit was handed over in a filthy state, and management stated they do not perform a full turnover clean if one resident remains in the unit. The photos attached show the condition of the apartment upon move-in: Multiple stains on the walls, grime buildup, and trash left behind. Two pairs of used glasses and someone's underwear left inside my bedroom drawers. Oven is filled with grease stains and clearly has never seen a deep cleaning since the prior tenant. Common areas filled with leftover belongings that were never cleared out, along with a stained refrigerator interior. The couch was covered in pet hair from a previous tenant. Even after cleaners attempted to clean it, the hair remained embedded, and management stated a replacement would not be available until the following leasing year. It took me a full day of cleanup and 6 multi gallon trash bags to move all the leftover belongings out. See image. Maintenance & Ventilation Incident: A couple of months in, as temperatures dropped, I requested a cleaning for heavily clogged heating vents. Staff used a strong chemical cleaner in the morning but left the windows and doors completely shut. When I returned from class, the chemical odor was overpowering. Despite keeping the windows open for three days, the fumes remained intense enough that I felt nauseated and had to couch surf elsewhere for a week. It required over 10 emails back and forth and consulting a lawyer before maintenance finally returned to flush and rinse the vents properly. Other Issues: Parking permits sold out quickly, and the contracted towing company enforces zero grace period, even during move-in week. Management was slow to communicate and unhelpful when escalating these issues. If you are considering University Oaks, be cautious—particularly with older, non-renovated floor plans. If you are shopping around near Kent State, alternatives like University Edge, 345 Flats, or Campus Pointe are worth comparing. To top the cake off, you will be charged a cleaning fee when you move out for the same filthy apartment they gave to you. I could have sworn I left the apartment cleaner than when I moved in.

I’ve lived at University Oaks for the past 2 years and it literally gets better each year! I’ll be graduating next year and so sad to leave my cozy little one bedroom; it’s perfect; from the large tub to my personalized balcony. 🤗 The maintenance crew are always attentive and prompt, gotta love them! Also, shoutout to the office staff at the Oaks…they throw some crazy fun events!

I loved living at University Oaks. It was always kept very clean and the staff are nice and helpful. I met so many of my closest friends here!

Your printer doesn’t work man… try fixing it, we pay a lot.

I’ve been waiting for it to load and it’s been loading for 15 mins I still did not get to the site I wanted. I tried to use another computer and the printer did not work.
