This community generally offers a welcoming and lively atmosphere with beautiful apartments and amenities like a pool, gym, and market, often praised for its excellent and responsive maintenance staff. However, some residents have experienced concerns regarding inconsistent enforcement of valet trash policies leading to hallway clutter, unexpected increases and complexity in parking fees, and occasional issues with general upkeep and communication from management.

Have family here, the apartments and community spaces themselves are beautiful and the maintenance staff is truly top notch. But the downsides are the Valet Trash regulations (specified days/hours to place outside your door) are not enforced, so there are garbage cans permanently in the hallways. Walking by trash indoors 24/7 is no different than living by an outside dumpster. A lot of the dog owners use their patio/balcony as pet bathrooms rather than taking them outside to the dog park spaces, so leaving their valet trash cans in the indoor hallways keeps their doggie business bags out of their apartment but forces it on the rest of the community instead. Just not quite the 'luxury living' advertised.

I genuinely never write negative reviews. In fact, I don’t think I’ve ever left one before. But after everything I’ve dealt with at The Thomas at GVX, I feel like I have a responsibility to warn other people. Things break. I understand that. My issue has never been that my AC stopped working. My issue is that it stayed broken for months while my electric bill somehow climbed to almost $400 a month. I was paying an outrageous amount for electricity while my apartment didn’t even have a working AC unit. I brought it up over and over because it made absolutely no sense. To make matters worse, maintenance discovered that there was about 120 volts exposed inside my AC unit. Apparently, it had been that way for some time without anyone knowing. Had maintenance not found it, there was a very real chance I could have accidentally touched it. The thought that I had been living with that kind of electrical hazard without knowing is honestly terrifying. The management’s lack of concern wasn’t limited to maintenance. My dog was attacked in the dog park. I intentionally chose not to report it to the county because I didn’t want another family’s dog to face those consequences. Instead, I asked management to step in and do something to help keep residents and their pets safe. They didn’t. The same dog stayed in the park and later attacked another dog so badly that it needed stitches. The dog park itself has been another ongoing issue. Residents have complained multiple times about the fake plants because they’re dangerous if dogs chew on them. Those complaints were ignored. Eventually, another dog swallowed pieces of one of those plants and had to undergo surgery to have them removed. There were also wooden panels falling off balconies, leaving exposed nails where people and dogs walk. They sat there for weeks. I have videos (check below for screenshots). It was just another example of problems being ignored instead of addressed. The most frustrating part is what happened after I moved out. I still have an unresolved issue with them, but now my calls aren’t returned. Emails go unanswered. Once you’re no longer living there, it feels like they simply stop caring. For comparison, I now live in downtown Chicago and pay around $160 a month for electricity, water, internet, and other utilities combined. At The Thomas at GVX, I was paying nearly $400 for electricity alone while my AC wasn’t even working. To this day, no one has been able to explain how that happened. These apartments look beautiful during a tour, but my experience living there was the complete opposite. Between the poor management, the lack of accountability, the safety issues, and the complete disregard for residents, I can honestly say it’s the worst apartment community I’ve ever lived in. Please do yourself a favor and rent somewhere else. There are plenty of other apartments in the area that are just as nice without all of the headaches.

Everything has been pretty great so far, everyone is very helpful even though they’re always building and probably have a lot of calls.

I'm going on my third year at The Thomas and have only positive experiences! It is lively, safe, welcoming, and clean. The maintenance staff is the best I've ever encountered at any apartment complex. They are quick to respond and typically address the issue within 24 hours. I recently requested a non-emergent work order around 10 p.m., and John and Ty arrived by 11 a.m. the next morning. They were communicative so I knew when they were coming and what they were doing to fix the problem. It was resolved in about 15 minutes, and they were professional, friendly, and reliable. I'd recommend The Thomas to anyone looking for a community in Grandview!
