This community generally offers a great living experience, boasting an unbeatable downtown location close to events, dining, and the riverfront, complemented by attractive, modern apartments and excellent amenities like a well-equipped gym and a vibrant pool area with social events. While the staff are consistently praised for their friendliness, responsiveness, and dedication to maintaining clean common spaces, some residents have reported occasional issues with communication, inconsistent maintenance response times in certain buildings, and particularly high, unexplained electricity bills that can significantly impact overall value.

I just moved to the LC Riversouth. Here’s the good and the bad. The Bad: Moving in was problematic. They have accounting problems. As soon as I went to pick up my keys, the leasing lady asked me to pay rent multiple times. But I already paid rent, deposit installment, and luxor fee. My account was paid in full already. So when I got my keys she informed me they charged a $200 amenity fee and that I had a balance on my account over $1800. Im still fighting this issue. Its too easy to prove Ive already paid. I have my bank records. But they just sent me a notice to pay my rent within 3 days and tacked on a $125 late fee when I paid my rent last week! There’s a trash issue. My apartment is next to the trash room, which wouldnt be a problem if the trash room was kept clear. But when I moved in the odors of rotten garbage filled the bedroom closet and bedroom because the trash shoot was backed up and trash was piled up in the trash room. I had to call multiple times and ask for it to be cleared out. Now just a couple days later, people are throwing garbage on the trash room floor again instead of putting it down the shoot. The policies about trash is not enforced and I was dumb enough to pick this apartment. Now I feel like a fool. Im not living like this. This is something I see myself taking them to court for in the near future. I cant live in a home smelling like garbage. The Good: Management and the leasing office staff are very nice, courteous, and professional. I went through a lot more frustrations than what Im writing in this post and so far they have been doing well with trying to resolve the issues. Even when I got frustrated, I couldnt stay frustrated because they were being so nice. Maintenance was awesome! I dont know the names of the maintenance crew but one man in particular who resolved my issues was EXTREMELY courteous and professional. He took time to explain things to me and went out of his way to make sure I was taken care of. My apartment is nice. I didnt get one of the more updated units, but the unit I got is nice and mostly everything worked and was in good condition. Overall I would recommend living here…so far..but I’ll make updates to this post as time goes on.

I cannot recommend this apartment complex in good conscience, primarily due to an unresolved and deeply frustrating electricity billing issue. If you're considering living here, be aware that you may face unexplained electricity charges with zero support from either the complex or their third-party energy provider. Unless you're prepared to absorb hundreds of dollars in unexplained utility costs without recourse, I would strongly encourage you to explore other options. Over the course of six months, our electricity bills climbed to nearly $600–$700 per month — an amount approaching a third of our monthly rent — with no explanation ever provided. After moving out, we still had two months remaining on our lease. We vacated the unit entirely and shut off everything except the AC, yet we continued to receive electricity bills of approximately $600 each month for a completely empty apartment. Despite reaching out to LC management staff multiple times, as well as contacting their electricity provider, National Energy Partners (NEP), we received no meaningful assistance, no investigation, and no resolution. We were repeatedly met with indifference and passed between parties without any accountability.

Apartments are nice but the lobby and parking garage constantly smell like dead, rotting animal
