Many students appreciate the overall value and price of these apartments, finding them to be a good option for those on a college budget, with some highlighting responsive maintenance and helpful office staff for day-to-day needs. However, there are consistent concerns regarding safety and security, with reports of theft, car break-ins, and a perceived lack of effective surveillance, which can impact the living experience.

Update 2: Both my ESA and I were physically assaulted and attacked by another resident and their off-leash dog on the property. Rather than be of any assistance, the rude woman at the front desk with the ratchet Smokey eyeshadow and cigarette scarred voice informed me they would be of NO help when it came to the legal process and the person would not be reprimanded for her actions. It was even difficult to get the video camera footage, and when I tried she made it seem like some unreasonable request that would be difficult and timely to accommodate, which it was not. If you value your safety and wellness PLEASE do not live here. Update: Now the lady at the front desk likes to yell and scream and cuss you out over the phone because she is annoyed when you ask them To do their job. Keep up the subpar work guys. She also likes to throw a little discrimination in there to try and make you feel bad for the disabilities you have. According to her, I’m privileged for getting to live here, but reality, I’m just sorry I signed the lease. Absolutely deplorable property with even worse management. The area is unkept, unclean, and unsafe. They have 2 cameras for one of the parking lots, but in the office’s own words “they aren’t very detailed and you can’t see much”. None of your concerns will be taken seriously. It’s a no-pet property, but residents with an ESA are allowed to leave their pet feces wherever it’s dropped even though we sign an agreement saying that’s prohibited. It’s like navigating a minefield if you stray from the sidewalk. The area is horrible, there are NO safety measures (lightning, emergency alarms, pay phones, etc) cars are repeatedly broken in to, homeless people sleep in the stairs to the apartments, packages are stolen all the time and with ease, there are multiple non-student residents, bikes/mopeds/scooters can’t be left outside or they will be stolen, and that’s not even scratching the surface. Not to mention I haven’t even started to speak on the low quality of the actual living space I’m renting. Since I couldn’t say it better myself, “It is so bad I wanna give to a 0, but that’s not possible. So I give you a 1” -Tyra Banks.

The place itself is fine and a fair price for a broke college student like I was, but my issues aren't with the unit itself. Had my catalytic converter stolen from my car in the parking lot, so I take it to a shop and borrow a family member's car. The next day my family members car is towed for no sticker since it was on my car in the shop ($170)... Unbelievably frustrating. Fine, I'll forgive that but a month later my roommate goes out of town for a month and he had the main lot parking pass so I thought it would be okay to park in the main lot a couple of times in the meantime since it was always half empty (had an Iuka Park South lot sticker on my car) and the tow company towed my car again. Sure, I was in the wrong lot 25 yards away but come on they are having actual resident vehicles towed with no warning (yet another $170)! The South lot is sketchy with barely any light with sketchy people walking through the alley. I would advise that they find a less predatory towing company.

The lack of security makes this complex feel insanely unsafe. When personal belongings are stolen, cars get broken into, and people roam the complex attempting to open doors and dumpster dive there is no help offered. The cameras can’t be rewatched to see when and who broke in etc and it is mentioned that it is on us if theft occurs on their property. Cute apartment and nice managers - but the lack of support and security is crazy.
