This property offers a fantastic location right on Columbus Commons, placing residents within easy walking distance of downtown attractions, restaurants, and entertainment, all at a decent value for the area. Many residents praise the responsive and friendly staff, especially the maintenance team, who are quick to address issues, making for a pleasant day-to-day living experience. However, some units have sealed windows, which can lead to poor ventilation, particularly when cooking, and there have been recurring concerns about package security in the mailroom.

UPDATE: IF YOU'RE LOOKING AT RENTING AN APARTMENT WITH WINDOWS THAT DON'T OPEN, YOU WILL REGRET SIGNING THE LEASE. SEVERAL UNITS HAVE COMPLETELY SEALED WINDOWS AND NO BALCONY. After running air quality readings, the air quality inside the units is extremely bad during, and several after hours, of making food. The central fan is on at all times and I make sure to turn on the bathroom vent and the fan on the microwave (it doesn't expel the smoke to the outside, it just absorbs it and spits it back into the apartment). There is no kitchen bell or exhaust fan. The ventilation system is not sufficient for removing particulate matter like PM 2.5 and PM 10 from the air, both of which are known to cause respiratory issues. At first I thought the smoke buildup was just an inconvenience that wasn’t a big deal but it has health implications you don't want to overlook, learned the hard way after experiencing throat irritation and headaches from the smoke. Reached out to property management and they were unwilling to help with this issue, even after providing detailed air quality monitor readings. As for rent increases, I have signed 2 lease terms and my most recent will be my last. My first lease renewal was a 5.7% increase from my first lease term to my second lease term and the second renewal would have been a 6% increase from my second lease term to a third lease term, which I’m not moving forward with. On a better note, I kept track of my average utility bill expenses over a 2 year period (detailed dashboard in attached picture) and the average utility bill is $111.53, which is significantly cheaper than several other apartment complexes in the area that submeter through NEP. Highpoint uses a ratio utility billing system (RUBS) which is not as cheap as direct metering from a company like AEP but it is definitely cheaper than places using NEP submetering. RUBS does not bill based on your individual utility consumption, it’s a formula that takes into account the square footage of your apartments and the number of people who live in the unit. My unit was a 1bed 1bath apartment facing the commons, ~771 sq ft and I lived alone. I hope this review helps. Original: Beautiful apartment complex but there are several factors that I wish I did my research on before signing my lease. This falls more on me (since I moved in from out of state and did not tour the apartment beforehand) but many of the units do not have windows that can be opened. At first I thought it was not going to be a big deal but if you tend to cook a lot, the lack of ventilation results in the smell of food permeating into the furniture, clothing, and beds. Smoke also visibly builds up inside the units-even if you have all the fans on. In addition to that, I'm also surprised that there are no wheelchair accessible entrances. There's an elevator inside the apartment building but if you ever have disabled guests over, they will not be able to come in or leave the building without help because none of the building entrances are handicap-friendly. On site-staff are great and there are ample amenities, from the common areas downstairs to the in-unit appliances, like the dishwasher and washer/dryer. It’s really a bummer that the ventilation in these units suck, it would have been a great place to live in otherwise.
