Oakwood Manor Apartments

Great experience with the walk through and communication. Mikayla is the absolute best. She has made moving experience less stressful by being communicative and a solid resource for Oakwood Manor and the Cabot Group. Thank you, Mikayla!!!

The officem management is incredibly accessible and helpful. Mikayla is definitely a standout, always available and will to assist us with a variety of requests. The complex itself is quiet and peaceful and we love watching birds and wildlife.

Our neighbor hired a plumber to do some work on 06/26, the plumber sent everything that was in her drains up through ours, photos attached. There was water, human feces and whatever mold was growing in the drains all over our bathroom. (I’ll add, we were not informed when that happened, we came home to that surprise). Some of our belongings ruined. We were referred to go through our renters insurance to cover any damages, I had to request the plumbers information and as of today 07/29 have not received it. Someone came to clean the mess the day after; however, only cleaned about half of it. For the past month I have been trying to get someone in to clean. I reached out again today after receiving no response for a whole week, the response was that a cleaner is scheduled to come to our apartment tomorrow at 9am, we both work full time. We have dogs so cleaners cannot go without our presence, Oakwood knows this. They state no one works after 4 or on the weekends but the original cleaner came on a Sunday and no accommodations can be made. I would not recommend this complex to anyone, rent is overpriced for amenities and response time for a pretty serious biohazard situation is a month. If you do end up here document everything in case further steps need to be made. Lastly, there is so much more to this, these are just the main points, do with that info what you will. Oh! And we moved in in June lol so great first impression! (Written 07/29) EDIT 07/30: Head of maintenance called this morning, conveniently after posting my review. The remnants of feces and mold is no longer considered and emergency, one of us has to take off work so they can come on a weekday between 9-4pm to clean. He stated it doesn’t seem like an emergency to me either since I’m not willing to take time off to resolve this issue. Can’t even make this stuff up.

Been living here for about 6 years. As Cabot took over the property with 2 new leasing coordinators it became impossible to get in touch with them. Whether you trying to call, leave a message and, or a email, there's no respond. They just don't care! Maintenance department on site is terrible, nothing get fixed, but instead they putting a band aid on it till it brakes again. Rent prices going up ridiculously for an outdated apartments. Whether it is inside or outside, nothing gets taken care of as it should. Concerns goes unanswered and one's they know who you are and what could be the reason for your call, they won't answer. No text or email if there is going to be water shut off or anything in that nature. Basements moldy with constant water leakage from the pipes. Do your self a favor and look else where to avoid the frustration, mistreatment and constant rent increase with hidden fees.

I lived at Oakwood Manor Apartments in, and honestly it was a really frustrating experience overall. The apartments themselves feel outdated and poorly maintained. For what you’re paying, the quality just isn’t there. Things feel worn down and not kept up the way they should be. The office staff was one of the worst parts. Interactions often felt degrading and dismissive, like concerns weren’t taken seriously at all. It made dealing with any issue way more stressful than it needed to be. Maintenance and condition were also major problems. The basements didn’t seem up to code, there were signs of mold, and overall cleanliness/condition was concerning. Outside wasn’t much better. The yards were often overgrown and trashed, which just adds to the neglected feel of the whole property. Noise is another issue—walls and floors are thin, so you hear everything, which gets old fast. Overall, for the price and location, there are much better options in the Fairport area. I definitely wouldn’t recommend living here.
