This property offers a peaceful, secluded living experience with updated apartments and a strong sense of community, making it a comfortable "home away from home" for many students. However, some residents have experienced recurring maintenance issues, including frequent elevator breakdowns, HVAC problems, and slow response times from management, which can impact day-to-day living. Additionally, rising rent and the removal of the shuttle service may affect overall value and convenience for commuters.

Honestly I can’t wait for my lease to finish in October. In the past 10 months of living here property managers have been changing like crazy. Good luck getting a response from them. Shamon the new property manager barely if ever responds to emails. Takes 3 weeks to respond if he does. I had an issue where I hadn’t seen the rent posted and I called him. He verified July month was one of my free months 2 weeks go by in July he responds to my emails after 3 weeks saying my rent is due. No problem I paid it but get charged a late fee for his mistake. To make matters worse they had a bush growing outside of building 400 that started to get so overgrown I would have to brush the bush aside to pass. Stay far away from this property paying premium prices for mediocre amenities and service.

4-Year Resident – Here’s What You Should Know Before Signing I lived at Fort Hill Apartments for over four years—longer than many tenants. When I first moved in, the place looked promising, but over time the ongoing issues made it clear this is no longer a new or well-maintained community. One of the biggest frustrations was the elevator in my building. It broke down more than 50 times during my tenancy. Carrying groceries, furniture, or daily essentials up multiple flights of stairs gets exhausting fast—especially if you have kids, mobility concerns, or are elderly. It’s worth asking management exactly how often the elevators go out and what’s being done to fix the problem permanently. Maintenance and systems failures were constant. The heating and AC units failed repeatedly in many apartments, leaving units freezing in winter or over 85 degrees in summer. Dryers often required 5–6 cycles just to dry a normal load because they overheated and underperformed. I had several basic maintenance requests denied or ignored. Mold grew heavily on my porch; when I asked for it to be addressed, they power-washed it, but the underlying condensation around the windows was (and is) severe—walls and surfaces would get wet, and the musty smell was noticeable when opening doors or windows. I was told it wasn’t harmful, but I personally found it concerning and unpleasant. Management changes added to the headaches. The previous manager and I had an agreement after a ceiling flood ruined some of my furniture: we’d call the dent on my stove and the flood damage even, and they wouldn’t pursue the stove issue. When the new manager (Lydia) took over, that agreement was disregarded. They kept my entire security deposit over the stove dent and directed me to my renters insurance for the flood damage—even though it had been years since the incident. It felt like a dishonest shift in policy. Rent increases were steep too. I ended up paying about $500 more per month by the end of my lease compared to when I moved in. They also charge a monthly event/amenity fee, but the events were often just online yoga classes with little to no food or real value. Pool hours kept getting shorter (down to 11 AM–5 PM some seasons), with limited lifeguard coverage. Other recurring issues included major wasp problems (one nest on my balcony was basketball-sized), assigned parking spots frequently taken by others, dog waste not being cleaned up in common areas, hallways and the elevator sometimes smelling strongly of weed, and wildlife like coyotes, bobcats, and bears spotted nearby (be extra cautious if you have pets or small children). New rules seemed to pop up regularly, and getting timely responses from the office was difficult—office hours were inconsistent, and simple requests like paperwork often required multiple daily visits and weeks of follow-up. The building itself feels dated and poorly built for its age, with constant small breakdowns and cheapening of advertised amenities. I understand there have been mold-related concerns and even lawsuits at properties like this—potential renters should do their own research and ask direct questions about past incidents, including any grill explosion by the pool area that reportedly injured someone. I’m sharing this not to complain, but because I wish someone had given me the full picture before I signed my lease. You’ll pay a premium price here, but you may deal with frequent headaches instead of the resort-style living the marketing suggests. Verify everything directly with management and talk to current residents if possible. For families with babies or young kids, or for seniors on a fixed income, the elevator unreliability, maintenance issues, and rising costs make this a tougher fit than it first appears.

New Review: If you like heat, don't move here. In 2025, our HVAC has been out of service for 5 months, with six separate incidents. Most recently our A/C stopped working on 8/21, was repaired, broke again on 9/5, and then on 10/9 noxious fumes were released from our heat whenever it was turned on. The HVAC vendor believes there is a leak, and the problem still has yet to be corrected by GDC, and now it's mid-November. We are not the only apartment impacted by these recurring problems, as they are widespread issues across the community. GDC continues to not address the issue and has decided the only thing luxurious here is the price tag. Old Review: Fort Hill is an exceptional community with great neighbors, a kind, responsive on-site staff, and updated apartments. You can expect generous-sized rooms, decent closet space, a functional kitchen, and fairly nice finishes. The buildings are well maintained and cleaned regularly, and trash rooms are emptied and inspected often. For many, Fort Hill was a commuter's dream, with a regular shuttle provided Monday-Friday during both the morning and evening rush. Unfortunately, it was decided that the amenity will now end, and it is up to residents to find a new way to the train station. Good luck if you need more parking as it is severely limited to start and will cost you no matter your choice. Walking, while an option, is less than ideal as there are no sidewalks or lights on the hill between the city sidewalk and where the apartments begin. On the bright side, your calves & glutes will thank you after the 1.2-mile grind uphill when returning after your day at work. The onsite team is responsive to needs, though any major request or problem can take substantial time to address and fix. We have a leak during heavy downpours and have waited months for them to address the problem. We're told they may need a lift or a crane, and it doesn't seem to be a priority for management. So, in the meantime, we'll mop up our new water feature and hope there is no mold. We enjoy living here, all things aside and recognize with some key changes by management that our community would not only be better but safer and transit-friendly (again). Our suggestions: restore the shuttle, install a sidewalk with lights, and limit amenity access (gym & pool) to residents, not hotel guests.

My son was a resident at Fort Hill for the past year. It was such a positive experience from beginning to end. Lydia Gallo made the application process so easy and pleasant, especially being that he was a younger resident. The apartments and building are updated and so well maintained. Joe, head of maintenance also couldn’t be more accommodating. I would not hesitate to recommend this rental property!

My family has rented an apartment at Fort Hill for the past three years, and it’s been an incredible experience. As a former West Point cadet, Fort Hill was the perfect escape—close to school, yet peaceful and secluded. It truly had everything we needed. What stood out even more than the location and amenities was the sense of community. The staff and neighbors were always friendly, welcoming, and genuinely helpful. Every visit felt like coming home, especially during those much-needed weekend breaks from school. I’m extremely grateful for the time we spent at Fort Hill. It truly became a home away from home, and I couldn’t have asked for a better experience. Thank you to everyone who made it so special!
