This property offers spacious, modern apartments and a well-equipped gym, all within a vibrant neighborhood boasting excellent transport links, parks, and a variety of shops and eateries. However, some residents have experienced slow responses to maintenance requests, particularly when renting through a third-party landlord, and issues with apartment ventilation occasionally lead to odors from neighboring units.

Moved in only a few weeks ago. I'll break down the pros and cons. Pros: our unit is large, and the building gym is well-equipped. It's cleaned daily and I can typically find an hour here and there where there's less than 4 other people in the gym. The front desk staff are all extremely nice. Cons: despite moving in only a few weeks ago, we have had massive issues with the maintenance/management of our unit. We do not rent from the building owner, but rather one of the sponsor landlords. This means that maintenance for our unit does not go through the building super or management, but rather through our broker, who then plays middle man and has his own super (which is subcontracted through our sponsor). We did not know this until after we signed the lease. Our broker does not read his emails, takes several business days to respond to texts, does not work with any sense of urgency, and sometimes takes multiple follow ups just to send a plain, useless response. You can see how this becomes an issue when he is the only person we can contact for any and all maintenance requests. It's been 3 weeks and we still haven't received our fobs for the apartment, our window latch has been broken since day 1 (and we informed him day 1) and nothing has been done (and yes, this is a violation of the warrant of habitability but who cares about that, right), our dishwasher is broken and nothing has been done, and we don't even have access to the rent payment portal despite following up multiple times a week every week. It took him three weeks just to send his super to our apartment to look at the main issues. Every time we run into a problem, instead of scheduling the super to come, our broker asks us to take a million pictures and describe in detail what the issue is, and asks us to try and fix it ourselves. We. Are. Not. Maintenance. I do not know how to fix a fridge filter, or what kind of filter to buy. I do not know what kind of light bulb to buy for the broken kitchen light. I do not know where the water leak is coming from and I'm not going to sit in front of the sink taking a video of the pipe just to see if it's leaking there. Another massive con is that there is no good ventilation anywhere in the building. We can smell everything our neighbors are cooking, and I know it's through the air vents since the hallway doesn't smell at all, only our apartment and whoever is connected to us. It's not just a slight smell, I can literally tell what food someone is making and exactly at what time because it is that strong. The last con, which is potentially unit specific, is that our unit did not come with a toilet paper holder, shower curtain rod, or even curtain rod holder. This is super strange to me and I've never lived in any rental that doesn't have these things.

Hi, we just moved to Powerhouse Condominium and love the spacious apartments and the location, above all else. We also used the services of Elate moving who were very professional and made the whole experience of moving in so smooth . Would highly recommend them if you're moving within NYC!

Unit 409 - lived in the unit for 16 months. Overall signing process was fast. I wished we had paid attention to details before signing. The first week was tough. Dish washer broke. They had to replace it. Water wasn’t warming up, my wife and I had to shower in the gym showers for 1 week until they could figure out the plumbing issue. Plus shower clogged constantly, no matter how much Drano we put in it. If you flush you have to wait a few min before you turn on the shower. To fix that they would have to break the walls which they never offered btw. ACs are super old making lots of noise. The most troublesome issue was with ventilation. The bathroom vent not working led to mold smell in the towels. Another problem with ventilation was that everyday we would get food and marijuana smells from adjacent apartments. The contract stated that the building was “smoke free”, this was not the reality. We asked the building to send communications of smoke-free building and they never did. The super of the building is not very helpful. He went to the unit twice to check the same thing. Zero sense of urgency in getting anything fixed in the building. When we confronted the landlords they said that this was an issue of the building - lesson learned. I’ll never rent a unit from someone other than the building owner. Just created more problems. I had to file a complaint with NY 311 department. I opened various tickets in the landlord system and they would typically close without telling me. So I started to follow-up by email ( I counted 55 emails over the course of 6 months). When we moved out the ventilation still had problems. Marijuana smell usually came in around 8pm or whenever the person smoking have had a bad day lol. The cherry on top was 1. Delayed payment of security deposit 2. Deduction of 200 dollars for nails on the walls when we faced all the issues in this unit. Amenities - Gym is great but about the only amenity you’ll use. Steam rooms and bathrooms are always dirty. Gym is pretty good but gets packed fast Location: close to subway and great walking if you have a dog. Also nice restaurants available in the area.

This residential building is perfect for families, couples and also single person. They have the gym, play room for the kids and they also have a Taekwondo school in the same building which is very convenient if you want your kids to learn self defense. The doormans are very friendly and the space is very modern and clean. Ambience is very cozy. I'll definitely recommend this to people who's looking for their permanent place to build their life with.

Conveniently located 5 min walk to the 7 train. 1 block from the Hunters Point South park. Supermarket, pharmacy, cafe’s and restaurants and ferry just steps away. The apartment layouts are spacious and loft like. Hallways are cleaned daily and always smells fresh. Refuse room is cleared few times a day so garbage room is clear of recycles. Staff is consistently cleaning all common areas and windows. Flower beds at front of building and on roof are well maintained. They go above and beyond. A plus is they hose the front doors with soapy water everyday to make sure it doesn’t smell like dog urine like many other buildings in the area. Great place to live.
