This building offers a welcoming and supportive community environment, with residents appreciating the beautiful apartments and the overall positive living experience. While some find the facial scanning system for entry a bit cumbersome and the space arrangement could be improved, a more significant concern for a few residents has been the responsiveness of the management regarding maintenance issues and their handling of legal matters.

I want to leave a review after staying at this “home”building for the past 2.5 years, and express my gratitude to the whole team at Summit. The building has been a wonderful place to call home, and I am grateful for all the support, professionalism, and kindness that I received since day one. They made me feel I was part of the building, and belonged to that community of mutual respect and support. I had to move to another country due to job reassignment. I highly recommend this building to those who are looking for a “home” in New York. And I want to wish the whole team at Summit all the very best going forward!

The Property Manager at this property sought extraordinary relief that would have restricted my access within 1,000 feet of my own residence, including essential ingress and egress, and sought limitations affecting my constitutional right of access to the courts. He characterized my legal filings as frivolous despite the absence of any history of frivolous litigation, sanctions, or findings against me. Created his own policy claiming there are "no loitering" signs in the lobby that is enforced against rent stabilize residents. "You must never be fearful about what you are doing when it is right." Rosa Parks. Management also attempted to impose obligations beyond my lawful rent while portraying such actions as "non sweetheart" like you doing us a favor when in fact this property receives multimillion dollar tax incentives. I reviewed publicly filed cases involving other rent-stabilized residents that raised concerns regarding notice procedures, alleged eviction practices, and unsupported allegations. While each matter must be evaluated on its own record, these circumstances underscore the importance of transparency, due process, and strict compliance with housing laws. Residents should be encouraged to understand and exercise their legal rights without fear of retaliation. Professionalism, education, empathy, and respect are essential to maintaining a safe and lawful housing environment. Under Section 19 of your lease you can make a request in court to recoup any legal fees, and request the courts to issue sanctions and fines.

1-Star Review I rarely write reviews, but my experience at The Summit (222 E 44th Street) was so bad that I feel obligated to warn others. The building markets itself as a high-end luxury property, but what I experienced was the opposite. The biggest issue: bed bugs. I discovered them shortly after moving in, and dealing with it was an absolute nightmare. The management’s response was slow, dismissive, and unhelpful. Instead of taking immediate responsibility, the leasing office tried to deflect blame and dragged their feet on providing proper treatment. For the rent they charge, that level of negligence is unacceptable. To make matters worse, the leasing staff is extremely unresponsive and unprofessional. STEVE is the WORST customer facing rep I have ever felt with. Messages go unanswered for days, and when you do get a reply, it’s curt and unhelpful. They seem friendly when trying to get you to sign a lease, but once you’re in, you’re on your own. This building may look new and modern, but don’t be fooled—the lack of proper maintenance and poor management make it a stressful and unhealthy place to live. For the price, there are far better-managed luxury buildings in Midtown East.

William Simpson, the leasing agent at Summit, is brilliant. He expertly guided me through the building and all available units (multiple days in a row) with patience and kindness. He was able to provide vital information about the building and it’s management history, which made me feel comfortable enough to make an informed decision based on facts rather than just a beautiful apartment. Did I mention the apartments are beautiful?! Because they are. He was really thorough and made apartment hunting fun. He didn’t put any pressure on me to make a decision and even encouraged me to look at reviews which is a sign that the building has nothing to hide. Bottom line: book a tour with William, you won’t regret it.

Good experience and wasn’t as packed. Takes a long time to go trough facial scanning which is useless and not needed. The photos that they take are not really good. The space itself is smart but could be a bit better arranged. VERY BRIGHT bring sunglasses!!
