I have lived here since the beginning of 2025. I remember the building going up I’d say about 15 years ago. I was always attracted to the materials, the lines and the design. I remember watching it going up from my job across the street. At that point it wasn’t the right time, but finally after all these years I get to live here. And I love it. The views, the layout and gorgeous appointments, all the little details. Wonderful amenities, great staff, nicr residents, and of course a fantastic location. Feels like a high end Manhattan building. Highly recommend.

If you are looking for a home in downtown Jersey City that is more than just a place to live then look for a home here at 77 Hudson I have lived here for 15 years and have seen many changes in the neighborhood vibe. But the friends and neighbors I’ve met here at 77 Hudson have grounded me here for good The building promotes many different events throughout the year designed to bring the community together. No other building in the neighborhood is as warm and welcoming as here at 77 Hudson. The staff and management are accessible and friendly. When I have an issue they are always glad to help. I’m so very grateful to have landed here in this very special place I call home. Hillary L. Brower

I purchased a unit at 77 Hudson approximately 18 months ago and, candidly, regret the decision. There are recurring operational and management issues that fall well below what this building markets itself to be: • HVAC reliability – Frequent outages, including during peak summer months • Water shutdowns – Occur more often than expected for a building of this caliber • Safety concerns – There have been multiple incidents. • In one case, an incident was witnessed by building staff and formally reported, and I was told there would be follow-up from management/Board, but no communication or resolution was ever provided • In a separate instance, the same resident trespassed into my unit without authorization, which I reported to building management, and no action was taken. • There was also security breach and attempted entry in another unit at 3:00am (action taken by Management/ Board) In addition: • There has been significant turnover in experienced staff • The management company has been unsupportive • Owners should be aware of the potential for special assessments tied to ongoing building issues For context, I previously rented at 19 Dutch in FiDi. While rents there are higher (~$6K vs. ~$4.7K here), the difference in service quality, responsiveness, and overall living experience is substantial. If you’re deciding between buildings, I would strongly encourage factoring in not just price, but consistency of operations, responsiveness, and resident support—areas where this building has fallen short in my experience.

I am writing this at 10:00 PM with no running water. This happens almost monthly here. If you value basic hygiene and functional utilities, look elsewhere. This building is a masterclass in misplaced priorities and poor maintenance. The "Luxury" Reality: - Infrastructure in Shambles: We have 4 elevators, but only 2 ever work. During rush hour, expect a 20-minute wait just to get to the lobby. - Monthly Water Shutdowns: Water is shut off constantly for "repairs" that never seem to actually fix the underlying issues. - AC Failures: Based on last summer, be prepared for a miserable, AC-less existence while paying premium HOA fee. - Security Issues: There was a recent attempted break-in on one of the residential floors. Management’s only response was a brief email; no transparent communication followed. - Unprofessional Drama: The environment is weirdly high-pressure. Recently, a concierge member was let go, and tenants were being pressured by others to sign petitions to bring her back. You shouldn't have to deal with workplace-style drama and "petitions" to get anyone back, Between the mechanical failures, the lack of transparency regarding building safety, and the "lobby-first" spending habits, this building is a sinking ship. Do not move here if you want a quiet, safe, and functional home.

The staff is amazing! I love Gladys and Goodness! However, a month doesn’t go by without loosing either water service or air conditioning. Planned water maintenance (which shuts down A/C) takes place in the heat of July. Awful for anyone with pulmonary issues. Long-time owners fleeing! The staff is still outstanding. The building is falling apart! Another notification of no water and no air conditioning…IN AUGUST!!! One other thing. The “facelift” some owners refer to means living in what another tenant called “a third rate motel” for the last six months! It’s a poorly managed construction site!
