This building offers a fantastic living experience, boasting an incredible location near transit, shops, and historical sites, complemented by a friendly and supportive on-site staff who consistently go above and beyond. While the amenities, including a fabulous rooftop and convenient in-building coffee shop, are highly praised, some residents have noted occasional issues with elevator reliability and a perceived decline in building upkeep and communication from management.

I’ve lived in this building for several years, and unfortunately the quality of management and building services has noticeably declined under Equity Residential. To be clear, this is not a criticism of the building staff. The doormen, maintenance team, and other on-site employees are consistently professional, friendly, and helpful. They work hard and remain one of the best aspects of living here. My concerns are directed at the decisions being made by ownership and corporate management. The building is in a great location, but residents are dealing with ongoing maintenance issues. At the same time, the building is doing things like “community Internet” that is effectively an additional charge for a service no one wants. The elevator situation has been particularly frustrating. Elevators are regularly out of service, creating long waits and inconvenience for residents. One elevator was out of service for more than a year (maybe two) before finally being repaired. As of the time of this review, the service elevator is once again out of operation, continuing a pattern of reliability issues that should not be occurring in a building of this caliber. Another disappointing change is the building’s decision to stop washing residents’ exterior windows. Exterior window cleaning was previously handled as part of maintaining the property. Residents are now expected to arrange and pay for exterior window cleaning themselves if they want clean windows. As a result, many windows remain dirty, detracting from both the appearance of the building and residents’ enjoyment of the views. For a building charging luxury-level rents, shifting this responsibility and expense onto residents feels unreasonable. The frustrating part is that the people who work in the building are excellent. The doormen, maintenance staff, and porters are professional and genuinely care about residents. The issues stem from management decisions and a lack of investment in the property, not from the staff members who interact with residents every day. I hope Equity Residential recommits to maintaining the building and restoring the level of service and upkeep that residents should reasonably expect given the rents being charged.

I recently signed a lease at 71 Broadway, and my experience was made exceptional thanks to Angel in the leasing office. From start to finish, she was thoughtful, patient, and incredibly responsive — even when my schedule made things a bit tricky. Angel took the time to walk me through all the details, answer every question, and genuinely made me feel at ease about choosing my new home. Her kindness and professionalism were a big part of why I decided on 71 Broadway. I can’t recommend her enough — if you’re considering moving here, ask for Angel! — Timothy Li

I moved into 71 Broadway in June of 2023 and I’ve never felt so comfortable and accepted in my apartment life. The staff is so friendly. I got a great, warm feeling right away. The amenities, including a fabulous rooftop, are incredible. Plus the location can’t be beat. Whole Foods is right across the street, multiple trains and lots of historical locations abound, and a short walk from Battery Park.

I lived in this building for about 8 months. My experience was stressful due to health issues that didn’t allow me to stay for the full term of my lease. I will say the staff is very kind, accommodating and supportive, especially given my circumstances. However, the building itself is concerning. My cat and I both were very reactive to something in my apartment. Could be mold, dust (very dusty) or lead (paint was chipping and peeling all around the apartment). The electrical in the adjacent vacant space (was a bank) caught fire once and filled my hallway with smoke/chemical odor and it was never brought to the attention of the tenants. The elevators constantly go out with no notice. The laundry facilities never worked correctly and were not replaced when tenants were told they would be. And overall it wasn’t luxury, that just seems to be a NYC label to make the rent higher. There was hardly ever communication between management and tenants via email, which I had not experienced in my previous rentals. All in all, the staff makes the place, the apartments and amenities do not. And I had an incredible view. Not a fan of Equity Residential and wouldn’t recommend renting from a company with multiple lawsuits.

I lived here in a furnished apartment in 2015-2016. Amazing building with a coffee shop right inside as well as access to the 4, 5 subway from the building which is a great perk when it's raining! I resided in two different apartments during my time at 71 Broadway and both were wonderful. (My first had a beautiful view of Trinity Church.) I moved out before they finished renovations on the rooftop deck area but I heard that it’s spectacular up there now. There’s a lounge (which was usually empty and very relaxing) on the same floor as the laundry room and I never had any problems with space to do my laundry there.
