New management is sadly driving the building into the ground. One of the best things about the building over the past two years has been how clean and well maintained it was, which should be a given when apartments start over $2k for a studio and are marketed as “luxury”. Unfortunately new management has come in and seems to have decided to penny pinch by cutting down on cleaning and garbage disposal, leaving the building dirty and smelly. What used to be daily cleanings in the common spaces and hallways on every floor has become non-existent. I’m seeing the same dirt sitting in the hallway on my floor for well over a week and the tiles are clearly not being mopped. On top of that, the garbage rooms have garbage left sitting for multiple days now, causing the stench of rotting garbage to seep out into the hallways and the nearby units. It’s been at least a month now of these poor practices from management, and I’m very worried it will soon bring pests into the building and make it unlivable. Management, instead of taking any actual action, keeps sending emails asking residents to give them grace during the transition period. It’s difficult to give this when the cleaning and garbage collection were up to standard for their first few months when the building manager from the prior management was still around. Instead, it seems they decided to cut corners to build themselves more profit the second he left, and are destroying the building in the process. There is no excuse for a month of bad cleaning practices when prior management had no issues keeping things running smoothly. I would strongly advise anyone shopping around for a new apartment to stay away from 42 Broad, all of the old reviews can sadly no longer be relied on with this new management taking over.

42 Broad has gone from bad to worst over the three years I have lived here. We have had homeless people sleeping in the building to people trespassing using the amenities. We have a new management company and they do not like to clean this building. Carpets are stained and not vacuumed for weeks at a time. The trash rooms are over flowing with garbage into the hallways. Filthy dirty building for market rate rentals.

We’ve lived here for over a year, and when we first moved in, it was genuinely a wonderful place to live. Bozzuto did an excellent job managing the property, and the older positive Google reviews accurately reflect our experience at the time. Unfortunately, since the recent change in ownership/management, the decline has been immediate and incredibly noticeable. It feels like a completely different building. The biggest concern is cleanliness. Trash rooms go days without being properly emptied or cleaned, floors are visibly dirty, bathrooms are missing basics like toilet paper and soap, windows are covered in smudges, and we rarely see cleaning staff anymore. There has literally been a smashed tomato smeared across our trash room floor for FOUR DAYS. Management is well aware. I’ve personally emailed twice, and I know other residents have raised concerns as well. Instead of addressing them, residents received an email saying the trash situation would be handled while also placing blame on residents for allowing it to pile up. Residents should dispose of trash appropriately, of course, but routinely emptying and sanitizing trash rooms is basic property management. The conditions remain. The amenities we pay significant fees for are also being neglected. The pool/BBQ area is filthy, the deck is covered in bird droppings, cushions are missing, trash is left around, and equipment remains broken. Changes to lifeguard availability have also been made without properly communicating them to residents. Even the separately operated parking garage has deteriorated. It used to be power washed regularly; now bird and dog feces are smeared throughout with seemingly little attention to cleaning. Then there’s billing. Ava, the AI bot, reliably texts the moment rent is due, yet our balance has been incorrect for approximately THREE MONTHS, with unexplained charges and confusing explanations about backdating. Getting clear answers is nearly impossible, as the leasing office seems to have little authority beyond forwarding emails elsewhere. What makes this so disappointing is that we KNOW how well this building can be run because we experienced it under Bozzuto. The deterioration in cleanliness, maintenance, communication, and overall management since the transition has been rapid and undeniable. We pay far too much in rent and amenity fees for basic upkeep, accurate billing, and communication to be treated as optional. If you’re considering moving here, PAY ATTENTION TO THE DATES ON THE REVIEWS. The older positive reviews were accurate; they reflected the building under Bozzuto. Unfortunately, they do not reflect the building we are living in today.
