This building offers a convenient location with easy access to express subway lines, making commutes to Manhattan very manageable. Many residents appreciate the modern apartments, the dedicated cleaning staff who keep common areas tidy, and a variety of appealing amenities like the rooftop, gym, and lounge spaces. However, some common concerns include inconsistent hot water, frequent elevator outages, and issues with amenities like the grills and movie room being out of order. There are also recurring mentions of noise from traffic and neighbors, a lack of on-site security leading to non-residents in common areas, and some frustration with management responsiveness and communication regarding maintenance and tenant issues.

DO NOT MOVE HERE. Kevin C and the management company refuse to properly fix the hot water. It has not worked properly in the last 6 months. The elevators have been broke for over 6 months which is a big inconvenience for elderly, mothers, and people with heavy items. No security onsite!! Which means people that do not live here sit in the lobby of the building. Very UNSAFE. The elevator for mothers and those with disabilities has been BROKEN for over 9 months! This is an ADA violation. The mailroom looks like a tornado hit it and has yet been corrected. Gym is missing parts, requires service, and replacement of equipment. Only ONE grill works on the roof. This has been like this for over 15 months. This place is misleading !!! As of today, Sept 20, 2026 - Kevin has NOT improved on communication. Again DO NOT MOVE HERE

276 GC is a really nice building that is well maintained and and in a really convenient location with easy access to the 4/5/6 & 2 lines (so perfect for anyone working in midtown or downtown!). The units that we viewed were modern and feature nice amenities, especially for the area. Having lived in the building for about a year now, my experience with fellow residents is that everyone is quite friendly. The maintenance & cleaning staff do a really fantastic job at keeping the common spaces tidy and in good shape. Their dedication and hard work is definitely a highlight of living in this building. Another highlight of the building is the dog run on the roof, which is very convenient for anyone with a furry friend. My only word of caution for anyone looking at this building is to keep in mind that this is NYC (and the South Bronx!!) and the building is not always a "library atmosphere". There is a lot of traffic nearby and it is a large and lively building with residents and guests and pets constantly coming and going which is naturally going to cause some noise.

One year in, now upgraded to a 2BR/2BA I've lived in this building for a year, and recently moved from a 1-bedroom/1-bath into a 2-bedroom/2-bath unit with an in-unit washer/dryer. Overall, it's been a good experience, though getting to this point took some persistence. The unit transfer process: Negotiating the move to the bigger unit was harder than it should have been. Management wasn't always upfront about details, and I sometimes felt like the vagueness was intentional rather than accidental. I had to stay firm and consistently reference tenant laws before I got straight answers. As one example, I wasn't allowed to see my actual apartment before signing — only a general video — and I only got a real walkthrough after citing specific tenant protections in writing. To their credit, once I pushed, they were quick to respond; the issue was more about needing to push in the first place than about their responsiveness once engaged. Building and amenities: The location is a major plus — it's right by the subway on an express line, so most of the city is a 30-minute ride or less. The amenities (rooftop, gym, and lounge spaces) are genuinely great and get regular use from me. Cleanliness is another highlight — trash is taken out regularly, and the lobbies and common spaces consistently have a nice, fresh feel (I believe there's some kind of scent/air purifier system in use). Credit to the cleaning staff for keeping things well maintained. That said, a few things fall short: there's no on-site security or attendant in the lobby, so occasionally people who don't appear to live here hang around (though I can't confirm this either way). The elevators were unreliable for a stretch — roughly 1-2 months of intermittent outages — but have been running smoothly recently. Smaller fixtures haven't been as lucky: the mirrors in 3 of the 4 elevators have been covered/broken for over six months with no timeline for repair, and the building's advertised movie theater — which I saw and was told was functional during my initial tour — has been closed the entire year I've lived here, with no updates on reopening. Bottom line: Despite the rocky negotiation process and some neglected amenities, the value, space, and location make this a solid place to live. I moved in as a single tenant and now live here comfortably with a roommate in a much larger unit for a price I'm happy with. The positives outweigh the drawbacks for me.

Living here for a year so far has been great! Building management has been extremely responsive, whenever I need them they answer and are at my door within 24 hours or most times same day. The building stays clean and smelling good thanks to the cleaning/maintenance crew. The amenities are beautiful and work well. I do wish that we were able to reserve the rooftop grills though! They’re only available on first come first served basis and I’ve attempted to grill while other tenants beat me up there and unfortunately only one grill works.

Definitely my best living experience so far in New York. Will be approaching my 3rd year here and though it's not perfect, it's great so far in my experience and I'm happy to be renewing my lease for another year. I really enjoy the amenities. I love that there's cleaning staff on "payroll". They're here every day and work well and hard to keep the common spaces clean. In my experience when there's been an issue it's been resolved fairly quickly. Im overall happy living here and look forward to another year. From what I understand every floor is different and I'm lucky that on my floor, my neighbors have been respectful, no insect issues, no loud noises, etc.
