While the building boasts a great location and attractive amenities like a rooftop deck, potential residents should be aware of some ongoing challenges. Several reviews highlight concerns regarding construction-related issues, including strong chemical smells, incomplete units, and difficulties with move-ins, which have led to issues like skin rashes and inconsistent hot water. Avoid this building. I’ve lived here since Feb 2026 and it has been a nightmare of mismanagement. - Negligence: Management ignored a leak for 3 weeks until it became a mold crisis and flood. - Safety: I suffered inconsistent hot water during a blizzard with no relocation plan offered. - Dishonesty: Management claimed my property was protected during repairs that include wall demolition; my security cameras proved my furniture was left completely exposed to construction dust. They will gaslight you rather than fix systemic issues. In hindsight, The Ray Harlem up the block would have been a much better choice for the price. Note to prospects: Check the 5-star reviews. 'Calvin' is the building’s broker and 'Jordan' is on the construction team. They are inflating the rating to hide the reality of living here.

If you are thinking about renting here, I’d really suggest checking out other buildings in the area. We signed a lease for a September 1st move-in but couldn’t even access our unit when we got there. The first floor was also an active construction zone with unpainted walls and strong chemical smells that gave us headaches. We’ve been trying to get out of the lease ever since, but management keeps giving us the runaround. They’re still trying to charge us month-to-month for an apartment we never moved into and haven’t responded to us in a month. I’ve also heard about issues like broken elevators, WiFi outage (which management wasn’t honest about), blocked sidewalks from construction, and all of the locks having to be reprogrammed. If you’re already living here, remember you have rights as a tenant. You can make a 311 report and reach out to free or low-cost legal resources that can help. Everyone deserves safe, livable housing and this building just doesn’t meet that standard. Update: December 4, 2025 We ultimately had to hire a lawyer to receive a refund for our first month’s rent and security deposit, since we weren’t able to move in due to the conditions. Management agreed to refunding both; however, they only returned the first month’s rent and said that the security deposit needed to be processed through The Guarantors. When we contacted The Guarantors to begin the refund, they informed us that they just needed confirmation from management at 1975 Madison. Unfortunately, management falsely claimed that we had taken possession of the unit (although we never even received keys) and stated that they filed a claim against us for unpaid rent. What 1975 Madison is trying to do is insurance fraud. Avoid this building at all costs.

I don’t usually leave such a long review, but if you’re thinking about moving here, you might wanna hear this. I’ve been living here for about a month and here are my honest thoughts. Before I signed, I was in touch with one of their managers. I told him I didn’t know much about NYC and was in a hurry to find a place. I asked some very basic questions, like about safety in the neighborhood, because I like to go running early in the morning and late at night, and his answers were just very vague, basically saying “NY is all pretty much the same, it’s more of an odds problem,” which is clearly not true. He told me over the phone that all the amenities, including the garage (very important to me since I hate public transportation so I need a car for commuting), would likely to be ready by September. Yet it’s almost October and not much has been completed, and the management can’t give me a concrete timeline. These issues are somewhat tolerable and might be subjective, but the real problem is the second or third day after moving in: I got a skin rash, which I strongly suspect is due to chemical odors in my unit (the building is very new, and I’ve never had this issue in the past 25 years). I invited someone who’s willing to take over my lease to come over for a tour, and the first thing they said was that the place smelled strongly of fresh construction. Their “solution” was to give me a construction-type dust fan and tell me to keep the windows open 😅. On the first day, there was even no hot water at all, but although management sent someone to fix it quickly, the hot water would still run out after about 10 minutes, due to the domestic water tank in each unit, so if you’re someone who usually spends more than 15 minutes in the shower, this might be a problem for you. The water flow of the nozzle is also weak. The maintenance guy said it might be the nozzle, but they refused to replace it; instead, they suggested I buy a new one myself and install it, but this is just a preference thing since I personally prefer strong water flow. To be fair, the rooftop and the layout of my unit are sweet. Other than the weak shower water and the lack of a microwave (I used to live in LA, and almost every apartment had one, maybe it’s just different in NYC), there isn’t much else wrong. The building itself is nice, maintenance team and doormen here are very kind and responsible. Management is generally responsive. In conclusion, if you don’t think any of these issues are gonna bother you, this place can be manageable. But if you are sensitive to air quality (given the building is new therefore this situation is still gonna last a while), considering the rent isn’t exactly cheap, I’d personally recommend checking out other options first. I wouldn’t recommend it. Like dude if you have this budget, Ray Harlem is literally just 1 block away, even closer to the subway. P.S. why does the water here sometimes looks weirdly green lol

Beautiful building & great location - the developers put a lot of thought into this project. I also love their roof deck amenities!
