This property offers beautifully designed apartments with a unique industrial aesthetic, and its central location provides easy access to downtown attractions, cafes, restaurants, and public transport. However, recent changes in management have led to a noticeable decline in upkeep and amenities, with residents frequently citing issues like cleanliness, inconsistent hot water, and a lack of sound insulation, all while rent continues to increase without proportional improvements.

I've been at Frog Alley Lofts since it was built, so around 5 years. The building has been through multiple owners each of which has gotten worse and worse. The building started out nice with good tenants who cared about the building. A cleaning company would come on Tuesdays and clean the mail room, hallways, stairwells etc. That has gone away over the years but our rents have gone up. We were told from the beginning there would be all of these amenities (rooftop lounge area, high quality gym) none of which happened. The prices are luxury here but we are not given luxury amenities. From the beginning we were never told at lease signing that Frog Alley would be holding regular concerts in our parking lot for months at a time multiple days a week and we need to move our cars. If you like getting groceries and NOT being able to park close to your apartment this place is for you. The crowd it attracts is careless, smoking cigs, littering, etc. After the concerts the parking lot is left filthy. And porta potties left in the lot for 4+ days at a time. The windows are tall and can not be reached by tenants i've asked for years to have a window washer come because its so dirty with pollution from the streets and they refuse. My other window inside by my kitchen has always leaked, water pouring in like a waterfall and it's caused damage to the wall which they just patched over - bad idea because now i'm sure there is mold there and it just keeps cracking and peeling. Since Cass Hill has taken over the building its gone severely downhill. It's dirty, actual poop and vomit from bar goers in the elevators, people drop something they don't pick it up. There's glass everywhere outside and fecal matter from someones large dogs who just does not pick it up even if it goes in front of the door. I've noticed an influx of poorly behaved dogs & excessive barking also the halls and elevators smell. The food companies below the building also use the elevator so some days you’ll find a giant greasy dumpster just left in the elevator along with garbage just left on the ground and hallways. When I moved in the apartment was dirty, saw dust and other construction left there were also huge scratches on the new floors because washing machines were stored in my unit during construction and a contractor slid them across the floor. They painted the walls with a matte paint, which isn’t great for walls in homes because you can’t wipe them off, so for example in the bathroom or by the sink any water splashed shows up on the walls and doesn’t go away. Our electric bill is high, the walls and building are not well insulated and hot water in the shower is seriously lacking for only 2 people. In the winter when it’s really cold our heater isn’t strong enough to heat our unit, a professional came and looked at it and told us that it’s too small for the unit size. Every year I’ve been here they try to raise my rent hundreds of dollars when building conditions have only gotten worse. Additionally when I signed the lease back when the building was first built 5 years ago I was told there is a monthly $29 fee for the deposit, even thought I wanted to pay the full deposit up front so that I can get it back at the end they said it wasn’t an option at all and this was the only way. I’ve paid them about $2000 in extra money that I will never see even though I am a good tenant who doesn’t destroy my apartment. I was recently sent a laundry list of things to do so the unit is clean for the next tenants, umm…. Isn’t that what all the money I gave you is for? I’m not a slob my apartment is clean but it should be on the landlords to do a sweep through, paint, polish floors, etc. before a new tenant moves in. Why did I stay you ask? My husband and I needed to be within a certain distance to our jobs and we were waiting to buy a home until we moved again. For anyone looking, the apartments over by the casino are much better run and have more amenities and secure parking i'd say try there if you're looking for a decent place to rent.

I was a resident here for over 4 years. Used to love living there, now I'm glad I'm not. The apartments are nice, that's the only reason I'm leaving 2 stars... Along with how great the bar is downstairs, but they have nothing to do with the apartments. Ownership has changed to Cass Hill Management (PLEASE go read their reviews). Company is terrible and they don't give a rats about the residents. Turnover here since Cass Hill took over is wicked high. People move in here, realize how bad it is for what they charge in rent and leave once their lease is up. Nothing gets cleaned. Elevators are disgusting, one of the two entrances always smells like garbage. Gym has practically nothing in it. Amenities here for what they charge in rent is criminal. When I moved in early 2021 I was paying $1400 a month (previously owned by Prime Management). Every year when I resigned my lease they raise my rent more than $100 a month. Before I moved out they wanted me to pay nearly $2000 a month. What a joke. The people that live here with dogs don't clean up after them. There's people that own pitbulls here when it specifically says in the lease that breed is not allowed. You're lucky to get 10 minutes of hot water before you have to wait 30 minutes for it to get hot again. Snow and ice removal in the winter is pathetic. No assigned parking. Communication in general to the residents about anything is non-existent. All the good reviews are from before Cass Hill took over. Since then, they're all poor. If you're considering living here, I strongly recommend you look elsewhere.

I have lived here for close to 5 years and with the latest change in Management as of a year ago, I have seen this property go down hill fast.(Most Reviews on here are from Previous Management). Take a look at Cass Hill Management Company Reviews and it matches completely. Care and respect for the property has gone down. No amenities besides a small gym, No community events, No assigned Parking, No Communication. One main entrance smells like trash and weed each evening. Beautifully designed apartments with poor management is not worth the luxury level pricing.

Living at the Lofts at Frog Alley was a great experience! I loved the industrial design of the building and my apartment was beautiful. The staff is awesome. They are friendly and very helpful. An added plus is the brewery and indoor/outdoor concerts. I really enjoyed the downtown vibe and the beauty of the historical stockade. There are cafes and restaurants close by and both the train and bus stations are within walking distance. To sum it up the lofts offer a great style of living!

Tim is an amazing property manager. He is TRULY responsive to all of my concerns, even if I think they may be small! So aside from good management, the place is gorgeous. It’s almost unreal. The ceilings are higher than like store ceilings, and the floors are pure luxury. Also, it’s super pet friendly. I
