While some residents appreciate the helpfulness of specific staff members and the convenient location near shopping and parks, many reviews highlight significant concerns regarding day-to-day living. Common issues include persistent pest infestations, particularly roaches and bed bugs, as well as frequent problems with hot water, inefficient appliances leading to extremely high utility bills, and slow or inadequate maintenance responses to crucial repairs like mold and leaks.

RUN. Do not live here. ESPECIALLY townhouse unit O735 MOLD. EVERYWHERE. Recurrent mold every summer. All throughout the air vents and coating the downstairs bathroom. The office staff tried to tell us it was “just moisture buildup” until I showed photos of textured mold spores. Yet still all maintenance does is wash off the vents and put them back up. This also caused the vents to rust and you can no longer change the airflow/direction they blow. Note: there was even an open ticket for mold when we moved out on August 31st (that had been open since earlier in the month). We got a call today, September 4th, asking for a key to address the issue. Again, we turned in keys August 31st!!!! It’s no longer our apartment! The ticket was “resolved” less than 2 hours after I told her we already moved out and turned in keys (directly to the managers hand) - That tells me it was likely painted over. Electric bill is between $600-900 a month from May to October. HVAC is older and not rated for the size of the unit, so it’ll also be over 80 degrees INSIDE that whole time. Management did not care any of the times we talked to them. “Call the electric company” but they can’t help you because it’s not a problem on their end. Management has also been promising to replace the attic insulation the entire time we lived there, but 3 years later and still hasn’t happened. Removed Valet trash with no notice. Literally, it was fine one day and the next “Oop! No more valet! Take it to the dumpster!” There’s only one compactor, constantly full, and trash throughout the complex as a result. Constant inspections. Almost every month there was a “mandatory annual fire inspection.” I’m convinced management doesn’t know what annual means. The latest (non-fire related) inspection in August 2026 they expected all residents to leave their front doors completely unlocked for 2 whole days. After one of the aforementioned inspections, the person inspecting saw cat toys, a cat bed, and a water fountain. Management proceeded to attempt to charge us for a dog as “we saw a dog in your unit.” I do not have a dog, have never had a dog, but do have a cat that is/was on the lease. Once attempted to tow my car at my expense for not being registered. My car is and always has been registered. Complex was bought by a different company in early July. No notice and no communication on how to pay rent for August outside of “we will not have a portal at that time.” Literally no other information, and getting anyone on the phone is near impossible anymore. A storm took off one of the gutter spouts. Their solution was to just throw it out and not put a new one up. Guess what that leads to - water leaks! TLDR; It’s expensive for a crap place full of people who want to do nothing but placate you. They’re all sunshine and smiles to your face but absolutely do not care about you having a habitable place to live. Staff also talks crap about each other to you, so imagine what they say about you. Don’t move here, please save your sanity, your health, and your wallet.

Apartment Review 🚨 DO NOT MOVE HERE. SERIOUSLY 🚨moved here about 6 months ago, and before moving here, I NEVER had a bug problem at my previous home. Since moving into these apartments, I have dealt with ROACHES, BED BUGS, SPIDERS, AND FRUIT FLIES—and the roach problem is absolutely horrible. The bed bugs have bitten not only me, but people who have visited my home. The bites swell into large, red bumps and eventually look like bruises. I became so uncomfortable and was getting bitten so badly at night that I couldn’t sleep, and it even affected my ability to work. I ended up losing my job because I was constantly being eaten alive at night and couldn’t get proper sleep. And when I reported the problem, instead of taking responsibility and addressing the infestation, management tried to make it seem like the problem was because I was “unclean.” Let’s be clear: I keep my home clean. I clean with bleach, and cleanliness does not magically eliminate an infestation that is coming from or spreading throughout a building. Then there’s the NO HOT WATER, trash not being properly picked up even though residents are still charged for trash service, maintenance problems that don’t get properly fixed, and extremely high electric bills that have been almost $500 a month. At this point, I have serious questions about whether something is wrong with the electrical system or the property itself. MAKE IT MAKE SENSE: How are residents supposed to pay rent, trash fees, and extremely high electric bills while living with pest infestations and not even having reliable hot water? Georgia law requires landlords to keep rental property in good repair and maintain required systems, including plumbing and electrical systems. When a landlord is notified about problems and fails to properly address them, tenants may have legal remedies depending on the circumstances. I’m not saying this because I simply “don’t like” the apartment. I’m saying it because these are basic living conditions. I’ve already contacted Code Enforcement because these conditions need to be documented and investigated. I am also looking into my legal options and documenting everything—including pictures, communications with management, maintenance issues, pest problems, and my expenses. People deserve to know what they’re getting into before signing a lease here. If you’re considering moving here, PLEASE DO YOUR RESEARCH FIRST. I would not recommend this place to anyone based on my experience. 🛑 ROACHES 🛑 BED BUGS 🛑 SPIDERS 🛑 FRUIT FLIES 🛑 NO HOT WATER 🛑 TRASH/MAINTENANCE ISSUES 🛑 EXTREMELY HIGH ELECTRIC BILLS 🛑 MANAGEMENT RESPONSE TO COMPLAINTS

5 STARS FOR SHANE, THE MAINTENANCE GUY. THANK YOU SHANE!!! He is prompt and efficient in the work he does. He also does his best to help in the best way that he can. I hope the apartment. The apartment overall keeps raising the price of my rent without upgrading my apartment. They told me that if I signed my lease again they would redo my floors, refinish my tubs which are cracked and stained, and look terrible, clean my carpet. I haven't heard anything about when this is going to be done even though I have asked about this and put tickets in like they told me to of which they closed. I even sent the messages on the online portal and have received no response. Don't move here!

I currently live here, NEVER live here. We haven’t had hot water for almost 2 weeks, the management and leasing office workers are all liars. They never answer phones, only answer if legal action is threatened. Maintenance is absolute garbage and take too long to respond to work orders or straight up never come. I wouldn’t recommend this complex to my worst enemy.

DONT DO IT!!! ROACHES ROACHES AND MORE ROACHES! Apartment was flooded the day I moved in. Never fixed the dishwasher that caused it so I had to keep a bucket under the sink when I used it so it could catch the water. And did I mention ROACHES. They stated in the kitchen and before you know it they were in my bed room, bathroom, under the couch and EVERYWHERE. It got to the point that when I came home everyday I would have to kill roaches as I walked in the door. At least 10 a day. I wouldn't even turn my kitchen lights out at night because I knew what I would have waiting on me in the morning. Mind you they charge for pest control and I have never seen a pest control truck in the neighborhood. FREE MONEY And the cat population is out of control as well so I was never able to use the trash service and explained to them that a cat was being fed by neighbors and wouldn't leave, thus preventing me from using the trash service because it would knock over the can. But of course, who cares right. The roaches' were so bad, I broke my lease and left. I couldn't take it once I saw one in my bed. I had to go.
