I was personally victimized by this place. I lived at Aventura Dunwoody Apartments for three years (the first year it was called Dunwoody Courtyards but it wasn’t much better). And during those three years, I lived in three different units. Two of the three had pest issues, but my third apartment, specifically in the 81 building, was by far the worst experience. I genuinely don’t think I had a single day go by without seeing a roach during the warmer months especially. I contacted the front office, submitted work orders, sent emails with pictures, and had pest control come out multiple times and nothing resolved the problem. There were also multiple occasions where I submitted pest control requests through the resident portal, the request was marked as completed and no one ever came. At one point, I was doing everything I could think of myself: roach treatments, Ortho (orthene and home defense), diatomaceous earth, Advion, boric acid, sticky traps, Raid... seriously tried everything and nothing worked. I went through at least four cans of Raid in one year in a ONE BEDROOM apartment. I placed sticky traps throughout the apartment and within six weeks, many of them were full. It got to a point where I was uncomfortable sleeping in my own apartment during the warmer months. I moved out a few months ago and I still shudder at the thought of that place. I’d never dealt with a roach problem before living there and I haven’t had a single issue since moving to my new place. And the pest issue wasn’t my only problem. During my three years there, my car window was broken while I was parked in the supposedly “secure” garage. When I contacted the office, I was told that because the garages were easy to get into, they couldn’t be held responsible for the damage. I also experienced water coming through my ceiling despite living on the top floor, and on another occasion, I caught a random man on my camera trying to enter my apartment in the middle of the night. During a unit transfer, I was overcharged $985. It took four months of repeatedly following up via email and in person before I received that money back. There was also a lot of turn over in the front office which made dealing with issues even more frustrating. I honestly could keep going. DON’T MOVE HERE. The prices may look good but the savings weren’t worth the problems I dealt with. Especially in the last unit I lived in. The only silver lining was Tommy in maintenance. He’s incredible! Genuinely kind and always seemed to do his best to help. Once, my oven stopped working and he literally hauled a new oven up five flights of stairs and hauled the broken one back down BY HIMSELF. He’s easily the best part of Aventura Dunwoody and deserves all the props.

I can’t thank Dominque enough for everything he has done and continues to do. I needed to find a place quickly, and he showed so much kindness, patience, and genuine care throughout the entire process. He kept me informed, answered all of my questions, and truly went above and beyond to make everything go as smoothly as possible. Even after move-in, Dominque continues to be helpful, responsive, and supportive. Because of his dedication and willingness to help, I was able to find a place to call home when I needed it most. He is an incredible asset to the leasing team, and I truly appreciate everything he has done. I highly recommend working with him!
