The Bentley at Marietta

As a resident of over 25 years here. My family and I have been through a lot of management Maintenance and ground keepers. Jessi, Deysi & (Briohny who is an intern). Are always professional, helpful, prompt, and understanding anytime I have anything I need to have addressed. They are the absolute BEST management team we have had in my 25+ years of residence here. I am truly appreciative of the management team we have here. I would give them a 10 star review if possible!!! Maintenance…….. Before the Bentley at Marietta took over. Our maintenance was absolutely unqualified, untrustworthy, obnoxious, foul mouth, maintenance individuals. The Bentley at Marietta has employed some exceptionally professional, qualified, experienced, trustworthy, prompt and friendly maintenance crew. Anytime that I have needed a work order to be completed it has always been done promptly and efficiently. The maintenance team Mr. Dave and Mr. Gene are always the last ones to leave at the end of the day. They answer all of your questions and are very helpful. They lend a helping hand when needed. I would give them a 10 star review if I could. I would also like to give our groundskeeper Mel a 10 star review also. She takes pride in the community!!! The upkeep of the community is impeccable. She is hard-working come rain, shine even snow. Making sure it’s clean and safe, especially for our children who play in this community. She makes sure that the community pet area is clean and safe for ALL of our fur babies. She is an ESSENTIAL part of the entire team!!! Thank You, AMS

Pro: The staff and management in the Cleaning crew are very friendly and they maintain the environment. The Lake view is beautiful attached with the fountain in the center of the lake. Additionally, I like the wildlife like the fish, the turtles and the beautiful ducks. Con: The residence the/tenants they don’t respect the environment. There’s trash and littering. I believe the tennis should have some common decency and respect their environment because we are paying for it.

If you’re in very need of a place make this your last resort. They’re major issues on this property first starting with the water. If you’re not on a fixed water rate prior to the year 2020 I believe, then you are being billed per use of the entire buildings water usage and spilt between the amount of people on the lease per building. So if you’re a family of 2 and your neighbor is a family of 6-7 then you will end up paying for their usage as well. Water and sewage alone was almost $200 alone not including the other additional costs like paying for the electricity in the breezeway. Moving on to the mold . It’s so much pipes leaking water through these building that mold lives in the walls. The flooring is sinking allowing rodents to enter from under the building. They don’t actually fix anything prior to move in and after about 3 months everything they tried to cover up starts being revealed. The mold starts growing through the paint they used to cover it up before you moved in. The windows in the sunrooms are filled with mold as well. Cars are left parked outside for months and they threaten to remove them but the owners of the cars just move it to a different parking spot and the cycle continues. Valet trash don’t pick up the trash when they are supposed to yet you’re paying for that every month.

Would not recommend this place if you’re single and/or BLACK! Not community friendly unless you’re Hispanic. Upon applying they immediately gave me a quote to move into a specific area of the complex. Once I moved in I realized this was purposeful for them to keep me in the back and near the dumpster that’s always overflowing. They charge you for trash that they never get on time. I’ve called several days in a row to complain about the issue and each time they say theyll send someone out and it’ll still be another week with the same bag of trash. Mind you, $20 a month… I also had to wait 15 MONTHS for a leak to be fixed in my bathroom which caused an upcharge in my water bill each month. Each time I entered the leasing office with a complaint the workers barely gave me eye contact like they didn’t want to deal with it or I made them nervous or something. They also do not live in the complex and are rarely in the office and will put a sign on the door saying when they’ll be back which is usually inaccurate. I’ve have multiple things go missing from my apartment. One time maintenance tried to enter my home without notice while I was showering. Two times, two separate neighbors on two separate occasions attempted to open my door while I was home. The locks are old and loose so I wouldn’t be surprised if someone or multiple people can get in. They have quiet hours that are never followed by the tenants. I’ve been woken up by music blasting through car and house speakers anywhere between 12am and 8am! There’s ducks and stray cats everywhere and people leave food on the ground to feed them or they get into the trash. The gym is also extremely difficult to get into. They keep every entrance locked so even during hours of operation, which is 9-5 might I add, they don’t have to keep it clean. Every piece of equipment is sticky and layered with dust. The pool has also been open a few months in my 2 years of living here. The front door to your apartment is also a sanctuary for bugs. The light stays on all year round and has only been cleaned one time since I’ve lived here. They also shut the water off OFTEN and for hours at a time!! The complex is also off of South Cobb which gets very busy during rush hours and there’s a school bus stop that also stops right at the entrance of the complex. Multiple times I’ve had to sit on south Cobb to wait to turn into the complex due to the bus, traffic, or accidents where the police block off the entire street. There’s no additional entrance. Also be prepared to NEVER be able to park in front of your own apartment because every other family here has multiple cars with a work van. If you’re Hispanic with a family then this is a great place environmentally. If you’re single black and especially a woman, I’d stay far away.

It's been a while since I cancelled my lease. I thought I had to leave a review to help others know before coming into this place. When my wife and I had a tour with the agent at the "Model House", everything seems perfect. It was definitely a newly renovated apartment. We decided to move to this apartment. HOWEVER, the unit we actually moved in was a totally different apartment. The unit wasn't clean at the move-in date, something was coming out from the bath, the sink water is not running well, and LASTLY (and most IMPORTANTLY), the window was about to fall down. I wasn't able to open the window either. The first day, it was windy, and the window finally fell down. We talked to the leasing office for the maintenance. They came to our unit and grabbed the fallen window to put them back with the HOT GLUE....... At that moment, we were so shocked how they treated their residents. We immediately told them to cancel our lease. They refunded everything but application fee which was couple hundred dollars. Also, we had to stay on hotels for about two weeks to find a new place to stay. We spent so much time and extra money on hotels and moving. I hope you(future resident) consider very carefully when moving into a new place. ———————Reply to Owner——————— Look closely on my first picture. (Look at the video if you still have trouble recognizing your own property.) This is your apartment that was not renovated at all. This is false advertise. This is not a renovated apartment. This incident happened on August 15th 2022. The reason I left a review now is that I still have a nightmare because of this.
