I LOVE my home! I'm my third year lease and I will be renewing. I have a spacious one bedroom on the top floor. The property is gated, well maintained and maintenance responds in a timely manner. The amenities are top-notch and again, well maintained. The Maintenance crew and our new Property Manager are approachable, they listen and they take action because we are a community. Donna, our Leasing Professional, is a godsend! She makes the magic happen!

If I could give zero stars I would. I have lived here for almost 4 years and this property is an absolute JOKE. They have rented me TWO smoke filled apartments and not allowed me to break my lease or help in any way shape or form. Two because I was downgrading from a 2bdr to a 1 bdr and the first unit REEKED of smoke like the prior tenant smoked a pack a day while there and after 3 weeks and begging to be let out of my lease they moved me units. Well that didn’t fix anything because my stuff still sat in a smoke filled unit and the new unit has the same issue. I have tried to work with the front office and am met with “sorry nothing we can do. Sucks that your stuff smells and your physical and mental health are suffering from the horrible smell of smoke.” On top of all of that the property is simply mismanaged and charges WAY too much. $300 monthly admin fee on top of your rent for things to be broken, dusty, and musty all over the complex. Not sure where my $300 is going but clearly into someone’s pocket and not the complex . DO NOT RENT FROM HERE.

UPDATE: now more than 30 days after move out and I don't have my security deposit, I was told 3 days ago I'd have it in 48 hours, and I still don't have it. The property manager is out of town for 2 weeks, no one is answering the phone, and corporate also didn't pick up. I know they're hoping I'll just forget about it, but I'll be having my lawyer get involved. This place was a nightmare from the start. When I arrived from a out of state move, after confirming everything with the property manager they didn't have the apartment ready (for which I had already signed) and I had to wait a week for one to be cleaned up. They're difficult with maintenance, they never resealed my shower so it's peeling, the kitchen sink isn't sealed in so water around the edges drips down below, they never empty the dog poop receptacles around the complex, all of my neighbors moved out within 1 year of my lease, I had mold in my vents and maintenance acted like I was being dramatic when I wanted them cleaned and replaced, I had a door dragging the floor and maintenance used my bread knife to saw off the bottom of the door without asking, my tub is clogged and all they ever do is use my toilet plunger on it. Bad water pressure, lots of fees, roaches, the gym equipment is broken half the time. Nothing really going for this place. To top it off they're increasing my rent by 200$ a month on renewal (part of which is a new "amenities fee" for 35/month), so I will not be renewing. Avoid this place at all costs. I will never willingly live in a property managed by Greystar (who was recently ordered by the courts to stop market manipulation and artificially increasing rents) ever again.

Have lived at Avana Powers Ferry for almost 2 years and love it! My husband and I are about to transfer to a 2b/2b, Carolyn and Donna have made the process so easy and stress free! Carolyn has gone above and beyond to help us get into a bigger unit and has been so understanding during this process. Donna has been so sweet, supportive, and happy for us and has made sure I’m aware of the cost of transferring units. Donna is also the absolute best about putting on fun events for our community! Recently I’ve noticed so many improvements in the community with speed bumps and curbs getting repainted and trees getting taken down. They really are making an already beautiful community even better! Finally I have to mention our awesome maintenance team who are so quick to respond to maintenance requests and even replaced our hot water heater on the spot even though that wasn’t what the request was for!

Year 2 here and very happy. Team offers annual carpet shampoo at no cost. Leasing agents eg Donna, go above and beyond to bring in fun and foster sense of community- several food trucks and holiday parties with free food and fun for kids. It’s safe and quiet, and my kids love walking to LA fitness and dollar store for snacks. With the return to work, I enjoy that the I75 is around the corner and I can zip to ATL. No complaints.
