This community offers a beautiful, peaceful, and well-maintained living experience with fantastic amenities like a great gym and modern in-unit technology, all within walking distance of local stores and college campuses. While the staff are consistently praised for their friendliness and helpfulness, some residents have noted occasional issues with noise transfer between units and inconsistencies in communication from management regarding administrative processes like refunds and move-out inspections.

Just by going over there as a guest at night seemed off. The apartment itself is nice but seems managed poorly by seeing roach bugs outside, ants in lines, centerpedes dead n etc

We have been living at Averly Collins Hill Apartments since June 2026, and we really love it here! Becky was super friendly and always helpful, Tom at the time took care of things very quickly, and the location is very convenient. The price is fair, and the amenities are clean and well kept! I recommend this apartment!

My mother and I lived in this apartment complex for one year and it was nothing but peaceful, well kept a transparent communication until move out time. Because we relocated out of state, I traveled back to finish the move out process. When I arrived on Monday (July 27th), my first stop was the lease office to properly schedule a move-out inspection/ walk through. I noticed that the lease office team had changed (no longer Becky and Lena). The gentleman at the front desk noted that it was his first day so he was instant messaging the new property manager my questions (unfortunately I did not get anyone’s name) who was sitting in the office right next to the gentleman. I asked two questions, one being can I schedule a move out inspection/walk through on Wednesday (July 29). The gentleman sent the message and confirmed with me that 9am on Wednesday would work for the inspection. Fast forward to Wednesday, July 29th. My assumption was since I scheduled the move-out inspection/walk-through on Monday that the person would meet me at the apartment at 9 AM. It was 9:10 AM and no one had come so I walked to the office and when I arrived, the entire office staff was in the clubhouse, sitting eating breakfast. I said hello and then I said I had a move out inspection/walk-through scheduled for 9 AM that morning. The new property manager said “you did?” Of course I said yes, then she said she would send someone to the apartment right away. I walked to the apartment. And at 9:25 no one still had showed. So I walked back to the leasing office, they were still sitting in the clubhouse and I stated that no one had showed. The property manager then said they should be on the way. So I asked who is coming? She then said one of the maintenance team. Then I said both maintenance people are sitting outside by the pool eating. So the property manager got up went outside. I walked out there with her and asked which one would go to do the move-out inspection. This is what frustrated me… The property manager took no accountability in the delay of this move-out inspection. I let the property manager know that I am moving out of state and that I’m on a strict timetable and this has inconvenienced me. Her only response was “well there’s nothing I can do about that but send them to the apartment now”. even her very blank stare at me as if I, the tenant was in the wrong. She also stated that they did not have me on the schedule, so I reminded her that Monday I spoke with the gentleman as he instant messaged her while she was in the office and he confirmed with me the time and day of the move-out inspection/walk-through. She continued to stare blankly at me, even as I reiterated my frustration in this entire process. By this time it was 9:45am. I want to reiterate that previous management would have never done this and they were great throughout the time we stayed in that apartment however, this new management, the new property managers lack of accountability and professionalism in taking accountability for their error is something that people should be aware of. A simple ‘miss, I apologize for the delay in this scheduling error, we are new or we’re just getting started’ would have made the world of difference but instead I got “well I can’t do anything about that but send them now.”
