Worst Management & Constant Maintenance Problems Honestly, one of the worst apartment experiences I have ever had. I would not recommend The Avenues of North Decatur, especially to families with small children. The biggest problem is the management and the lack of permanent solutions. It feels like every 15 days there is a new maintenance problem, and many issues are only temporarily addressed instead of actually being fixed. The AC situation has been especially unacceptable. The AC unit is extremely old and has repeatedly stopped working. It feels like every couple of weeks we are dealing with another AC problem. When the AC stops working, instead of permanently replacing or properly repairing the damaged/old unit, we have been given a portable AC only for the living room. That does nothing for the bedroom. If the AC isn’t working, you’re basically expected to sleep in the living room just to stay comfortable. We have also experienced rodent problems, roaches, flies and other insects. These are not the kind of problems you expect to repeatedly deal with when you are paying rent and simply want a safe and comfortable home. The apartment and its systems are clearly very old, and many of the problems seem to come back because the underlying issue is never properly resolved. There are also other residents publicly reporting concerns about maintenance, pests and recurring problems, so my experience does not appear to be completely isolated. (Birdeye) If you have a small baby or young child, I especially would not recommend this place. A baby needs a comfortable temperature to sleep, and having the AC repeatedly fail is extremely stressful. On top of that, dealing with flies and insects inside the home when you have a baby is something no parent should have to keep worrying about. Management needs to stop putting temporary Band-Aids on serious problems and start providing permanent solutions. Repeated maintenance requests for the same issues are not a solution. The location and amenities may look good on paper, but good amenities mean nothing if you cannot reliably have a functioning AC, pest-free home and basic maintenance. Think twice before signing a lease here. I would personally choose somewhere else.

I had a wonderful experience touring the apartment with Shalena. She was extremely friendly, professional, and welcoming from the moment I arrived. She took the time to answer all of my questions with patience and made the entire tour comfortable and enjoyable. Her positive attitude and excellent customer service truly stood out. From the very beginning, Tamia’s outgoing personality and professionalism made the experience truly enjoyable. She kept everything organized and clearly communicated each step, which made the process feel seamless from start to finish. I would also like to highlight Assistant Manager Shalena Anderson, who followed up with me after my move-in to ensure everything went smoothly. Her attention to detail and genuine care for residents made a lasting impression and showed a strong commitment to customer service. Overall, I absolutely love my new place; it was a great choice! I’m very appreciative of the team’s efforts in making this such a positive and stress-free experience.

Very poor management and maintenance service. Issues are only temporarily fixed and keep coming back. We were unfairly charged for appliance damage and even for water damage caused by another unit. Multiple problems like broken drawers, pests, and faulty appliances remain unresolved for months. Communication is frustrating, and management does not take responsibility. Not recommended.

I moved to the Avenues of North Decatur and Shalena Anderson has been an excellent Assitant Property Manager. I had a few questions and concerns and she explained everything to me with patience and knowledge. Her spirt alone eased my worries and concerns. I truly appreciate all she did to handle everything I had concerns about. My concerns were very important to me, However from the way she handled everything, it disappeared and in a society where customer service is lacking, she eased all my concerns.
