Students generally find the apartments themselves attractive and a good value, with a pleasant initial impression for new residents. However, there are consistent concerns regarding the overall upkeep and cleanliness of common areas, including issues with pet waste and unpleasant odors in elevators and trash chutes. Additionally, some residents have experienced difficulties with maintenance requests, billing discrepancies, and reaching the management team by phone.

I just moved into Resia Willows this Saturday, and so far, I can say that the property itself looks really nice. Since this is my first time renting, I was really excited to finally have a place of my own, so I’m hoping I made the right choice. Unfortunately, I did experience an inconvenience on move-in day. I was asked to make a last-minute unit change because I was told the unit I originally applied for wasn’t ready, even though I had applied a couple of weeks in advance. The unit I was given was nice when I walked through it, but there are still a few things that need to be addressed before I would consider it 100% move-in ready. My washer and dryer still need to be connected, and there are two leaks that need to be repaired. I’m hoping these things are taken care of soon, especially since I just moved in and it has already caused some inconvenience. I have been working with Taliyah, and she has been great to work with so far. She has been good professional throughout the process. The only other concern I’ve noticed with the office so far is that it can be difficult to get someone to answer the phone. I’m hoping this isn’t an ongoing issue because I work the same hours as the office, which makes it difficult for me to stop by in person when I need assistance. Overall, I’m still settling in and giving everything a chance. I really hope I made the right decision choosing Resia Willows as my first home. I’ll continue to update my review as I experience more of the community, both the good and the bad, so that others who are looking for a new home can have an honest perspective before making their decision.

Read ALLLLLL REVIEWS! The one stars are definitely on point. I have been staying in this complex since January and I can honestly say that I am unhappy with the upkeep of the property! I have never seen a complex so relaxed and careless the way the property is maintained. 1. Elevators are filthy with urine and feces from dogs. I’m guessing the cameras on the elevator are for props because you guys would see who keeps letting there dogs do this. Email sent and it went on death ears. Went in the rent office to report, again nothing done. We are dragging dog urine into our homes. The stench in the elevators is god awful. I find myself spraying Lysol and swifting like I’m a part of the maintenance team. 2. On top of that the stench from the trash chute is awful. Ok we got notification motor was out. Perhaps a new vendor needs to be contacted because this has been going on for a while. 3. The actual building on level 4 looks like it has not been pressure washed or looked at since it was built. 4. Thank God for Eric (maintenance) helped me with a request from January when he came to the team. 5. Lord and the pool opened and somebody had a pool party it looked like it was 1,000 people in the pool. I know they did not have pool bands for all those people🤮. Again no one from the rent office there to monitor traffic. 6. Gate- has not worked in months again we were told months ago that they were working with a vendor to fix that. 4 months later I guess they are still working with the vendor to get that fixed. As a tenant it feels like nobody cares about the property! I pay almost $1700 a month and will not invite anyone to my home because it is so embarrassing and nasty! 7. There is an additional fee attached to my rent for electricity?!?!? Huh? My rent along with fees I was quoted one amount and I’m paying an additional $150-$200 more than what was quoted. I have to go tidy up the elevator, the hall way, trash outside the building before I have company which is so unfair. Bottom line property has become ghetto looking. I know we’re on Memorial Drive but there are some beautiful properties in the area that is well maintained. I chose this property because when I toured last year it was so nice. Things have changed drastically.

The apartmensts are lovely but the residents are kinda nasty. They leave trash everywhere and allow their pets to poop all over the grounds. There’s so much more but this is all I could get without compromising ppls privacy. This is a nice complex that needs to crack down on some of these tenants.

My honest review after living here for 8 months: The apartments themselves are beautiful, but the experience was not. Because of the humidity inside the units, you will get mold. It’s a recurring issue and extremely frustrating to deal with. On top of that, I had constant ledger problems the entire time I lived here. Out of the 8 months I stayed, my ledger was only correct maybe 3 times. My balance was off by over $2,000 on multiple occasions. Every correction took weeks, and nothing was ever fixed until eviction paperwork was filed — which then added even more fees they refused to remove. They also forced me into situations where I had to pay the current month’s rent and the upcoming month’s rent just a week apart because of their own delays and errors. I even reached out to Rachel in the corporate office. Instead of addressing the ledger issues, she told me, “Why don’t you just leave and find somewhere cheaper?” So that’s exactly what I did. Beautiful apartments, but the management and accounting issues made living here extremely stressful. I would not recommend this property unless major changes are made.
