I had an extremely disappointing experience with management during my move-out process, and I feel future tenants should be aware of how poorly administrative issues are handled here. My lease officially ended on May 14, and I followed every move-out instruction given to me by the apartment manager, Tiffany. More than 30 days prior, I submitted the required notice through their online system stating I would not be renewing my lease and would be vacating on time. I was also instructed to pay the full month’s rent and was told I would later receive a prorated refund for the remaining balance after move-out was processed. On May 14, I completely moved out, returned all apartment keys directly to the leasing office, and provided my forwarding address for my refund. Tiffany was not there, so I turned everything over to her assistant. Weeks later, after not receiving my refund, I called to ask what happened. I was then told that according to their system, my apartment was not turned in until May 27, nearly two weeks after I had already vacated and surrendered the keys. Because of that, management tried to charge me for additional days I never occupied the apartment and reduce the amount owed back to me. Even worse, I was told there was no forwarding address on file, despite the fact that I personally submitted it in the office the day I moved out. I have proof of the notice submitted through their system, as well as photographic evidence showing I was physically in the office turning in my keys on May 14. The most frustrating part was that instead of acknowledging what was clearly an internal administrative mistake, management refused to take accountability and attempted to make me financially responsible for an error caused by their own staff failing to properly process the information I submitted. Unfortunately, this experience showed me that management is perfectly willing to pass the cost of their own internal mistakes onto tenants rather than take responsibility. I would strongly advise future renters to document absolutely everything when dealing with this property.

I'm a new resident and I've had a good experience so far. I really enjoy the waterfall that is right behind the apartments on DSC hiking trail. Neighbors have been friendly and the pool is very nice. I really enjoy living here.

Tiffany and Ira have been amazing to work with at Park Canyon! They truly care about their residents and do a lot to bring the community together. They are very easy to talk to, and I’m glad to have chosen such a great place to stay! Renewing my lease for another 18 months 🥰

I'm not a fan of apartments in general, but this is not too bad of a place. Affordable compared to Chattanooga, and right next to Dalton State College. Flexible lease lengths with no up charge as well which is a huge benefit since I only have less than a year and a half of school remaining. I love the location of the complex as well, a few minutes from Chattanooga Rd and I75 makes it really convenient. Apartments are remodeled and feel clean. Have only had one issue so far, and was promptly taken care of. They're old apartments, they're going to have minor age related issues, but honestly I can't really complain. Ladies in the front office seem nice and helpful.

I have lived here for about five years and overall, I am so happy I made this place home. Ms Angela has been the only constant and for that I’m grateful! She always has a smiling face and shining personality. She’s easy to run into as she is always running from place to place getting everything under the sun done. One down side, when I first moved here, the greenery was taken care of better and the pond was a nice space to relax with the kids or pups. I miss the upkeep on the fire pit and pond area and the grilling and bike area is pretty much run down. The apartment complex felt more like a neighborhood before. But overall, I feel the new owners have done a great job keeping up with landscaping in the field and around buildings, getting renovations done on the balcony’s and roofing, and what feels like taking critiques and putting them into action.
