I have been living in this apartment complex for about a year, and my experience has been outstanding. The facilities are excellent, well-maintained, and designed to provide a very comfortable living environment. The staff truly make the difference. They are always polite, friendly, and highly professional. Any request I had, whether related to maintenance or any other issue, was handled quickly and efficiently. It is clear that the management takes great care in maintaining both the property and the quality of service provided to residents. I highly recommend this community to anyone looking for a well-managed, clean, and welcoming place to live.

TLDR/bottom line up front, IP is a good budget friendly place to live for ABOLC, IBOLC, or Triple C IF YOU LIVE BY YOURSELF OR NON-RANDOM ROOMATES! Rent, utilities, and internet usually ranges between 750$ and 800$ a month, depending on the season, for a two person unit. Pocketing half of your BAH has a price though. The grounds, ESPECIALLY THE BREEZEWAYS, are not well maintained, the pool is frequently closed for maintenance, both treadmills are out of order in the indoor "hotel" style gym, and the surrounding area outside of Lexington Hills and IP are not very safe. Despite these things, the ladies in the Leasing Office (Lauren, Kiara, and Dawn) are fantastic to work with, the path and Beaverfit gym down by the lake makes for a good walk and workout, the hills in the surrounding neighborhood are great for general cardio as well as Ranger school prep, the internet speed is great, and the proximity to Fort Benning can't be beaten. You definitely get what you pay for with IP. However, I am definitely considering coming back to IP for Captain's Career Course should my Wife not be able to come to Fort Benning with me. My experience in more detail, My buddy from College and I rented a two person apartment for IBOLC and ABOLC respectively. My stay ran from late Fall of 2024 to early Fall of 2025. In my 11 months of living here, I can say that my good experiences outweighed the bad. I'm going to start with bad because there was only one REALLY bad experience that I had along with a few minor bad experiences that weren't listed in my TLDR review. When I first moved in, IP had a few nightly security guards due to some recent car break-ins and thefts. I had actually heard about this from an ROTC friend of mine since he was affected by this right before he went to Ranger school. During ABOLC in-processing, our brigade commander had told us that "Forward Operating Base (FOB) IP" had almost ended up on the installation blacklist due to these thefts/break-ins. The security guards definitely deterred anyone from trying anything until about February 2025ish when which they were no longer around. Nothing came of this until about August 2025ish when my roommate's truck was stolen one night right before he was also about to go to Ranger school. This really had me worried until I learned that my roommate had left his keys in his truck on accident. However, the point still stands that this could've happened to anyone if they had also made that simple mistake. My next bad experience came from going over to my friend's apartment, who of which had been assigned random roommates. People can be really dirty, disgusting, and just lack manners. He had allowed one of his roommates to use his dishes while he was out in the field for a week only to come home to see them piled up in the sink and festering. This really drives home that you need to live by yourself, or with a roommate that you know, since it is way easier to set house rules to limit how dirty things get. My final bad experience comes with the mailroom. There is no 24/7 mailroom, you have to go to the leasing office between 0830 and 1800 to pick up packages. Also, packages that ship through USPS might be marked as arrived, through sites like Amazon, but actually aren't. They're actually delivered to the local post office and then shipped to IP. This more has to do with Columbus itself rather than IP, but it is still an annoyance that I thought worth mentioning. Now lets move onto the good experiences. To elaborate on the location in relation to post, its only about a 20 minute drive to Harmony Church and about a 15 minute drive to main post. The drive to Harmony Church could be cut down to less than 15 minutes if the Sand Hill side gates was manned and open. It was super easy to run home to change/shower or grab something that wasn't on a packing list. The parking lot is also very generous with the amount and size of spots. You can easily fit an extended bed full-size cab pickup in a parking spot and there is room in the upper lot to park U-hauls as well as trailers overnight.

I had a nice experience there, very nice staff make it quick and easy to adjust, the fully furnished areas make ppm moves super easy whether it is in processing or out processing, and it is relatively close to base, anything that I needed fixed got reasonably fixed and you feel very welcome there

I rented from IP for a year while at Ft. Benning. The ladies in the office were always very nice and willing to help. The location made it easy to get on post quickly. The pond in the back is also a great feature to have if you are into fishing. Highly recommend checking it out.
