Many residents appreciate the strong sense of community, friendly staff, and well-maintained common areas, making it feel like a true home. However, some long-term residents have experienced frustration with annual rent increases not always aligning with apartment improvements, as well as occasional delays in maintenance and concerns about additional fees.

Kierra in the front office is an angel. She is so sweet and caring every time I speak with her. Any time I have an issue it is handled in 24-48 hours. She needs a raise!! My recommendation she needs to be a manager! She taker her job very seriously and cares about every individual living here. Ronnie and Elliot are fantastic at their jobs as wells. Always cleans up after wards and gets everything done properly. Always very sweet when over repairing issues.

Elliot, the maintenance man, deserves every bit of this 5-star review! From the moment he arrived, he was professional, friendly, and incredibly respectful. He took the time to listen carefully to the issue, explained everything in a way that was easy to understand, and made sure the job was done right the first time. What really stood out was his positive attitude and willingness to go above and beyond. He worked efficiently without rushing, kept everything clean, and made sure I was satisfied before leaving. It’s not often you come across someone who is not only skilled at their job but also genuinely kind and considerate. As long as he’s here, I will be apart of this community.❤️

I’ve lived here for about 2 years now. I initially thought this review was just for the maintenance, which I will say, Elliott is great. But as far as the complex… I don’t understand why rent is being increased. They said it’s to match market value, but for the most part the place is a dump. In November there was an entire pan of a whole turkey laying on the walk way by the lake and it remained for weeks (even after telling management about it) until I guess it was eaten by ducks/geese. My microwave made in 2003 had the handle come off and they removed my request from resident portal. I then had another issue and the maintenance team came out, and when I asked about the microwave and why my request was removed, they said the part was on the way. That was in September of 2025 and only now has it finally been fully replaced by Elliott. The dog park is sad, has hardly any grass, full of rocks, and I’m constantly finding beer bottle caps and trash. One of the pools has been closed for a year, and the other one, they closed off the top shallow end part. I asked about this because I had come here many years ago and the top part was super nice. they said there was “no room” to put any furniture up there. Meanwhile, it has a whole shaded gazebo area with well enough room for a table and chairs. They also said people “mainly just use the bottom area” maybe that’s because they don’t work on the top half and people think they’re not supposed to use that part? All in all, I really have liked being here but when the rent went up, (plus the extra mysterious fees added on to rent) I’m starting to feel like it’s not worth the money. If you’re going to raise rent for market value, how about make the place up to par and make it actually nice and inviting for residents here? If only people’s pay was increased for “market value”. And don’t let the base rent prices fool you, because it will always be higher than that. My rent used to be consistently the same price, then all of a sudden I’m paying more and more every month for these extra fees, now the base rent has increased? If someone is living here and has given no problems, why raise the rent on a place someone is already currently living? The rent increase, the fees, it is to the point of major greed. It’s already hard enough finding places, let alone a house, while the owners of this complex are probably sitting on stacks of cash…

Club Hill is my home. Home. I don't use that term loosely. It is also a community. They regularly have tenant appreciation events. It is safe, quiet, and the grounds are well-kept and maintained. It is early Spring as I write this, and the trees are about to bloom. Beautiful! The main pool is next to the office, and it is very nice. I have my own washer and dryer, but a laundromat is available on the premises. It's a warm, friendly, and inviting place. If you have to be on a waiting list, Club Hill is worth it. Don't hesitate. If you are looking for one, this is your sign. That's the apartment complex. What about the staff? I'll give you an example that really left an impression on me: The property manager was leaving the newly vacant apartment next to me, and she said hello to me and asked how I was doing. It was friendly and sincere. It made me feel like I was valued. That's because I am valued. I get the impression that she truly loves her job and cares about making Club Hill the best it can be. The AC was an older unit, and they let me keep it because I liked it so much. It finally gave out and could no longer hold a charge, and if you can imagine how replacing it with a brand-new AC unit might be challenging, well, it looks like it was made to fit! Perfection! I love the new digital thermostat! However, the true measure of the quality of maintenance is not when everything is going smoothly but when it is not. There is a resident portal where you can request maintenance, give it a level of urgency, and receive confirmation via email or text. The inside part of the AC unit was literally freezing up with ice (but not low on refrigerant). The compressor was continuously running. I was assigned Elliot, and he was one of the ones who installed it for me. He diagnosed the problem and fixed it. Then, the opposite happened the following day, and the compressor quit working. It was easily fixed by Elliot. But then it quickly started blowing warm air. Elliot knew right away what the problem was, but finding the reason was not so simple. Elliot found out what it was and fixed it. Neither of the three was his fault. I was afraid a new unit would not cool as well as the older unit did. "They don't make 'em like they used to," I thought. I was wrong. But it wasn't just Elliot's competence that impressed me. He had patience, a pleasant personality, people skills, never complained, and provided superlative customer service at all times. Admittedly, I was a little frustrated with the issues (particularly when the AC was supposed to be fixed and wasn't working the third time--which, once again, I might add was not Elliot's fault), and Kiara in the office just listened to me, smiled, and immediately opened up a maintenance ticket. She multi-tasked, answered other questions I had, emailed corporate to verify, and was the sheer epitome of professionalism. Things usually run very smoothly here, but when problems ever do arise, that is when this team really shows up. I am Club Hill proud! If I have one criticism, it is because I now hesitate ever wanting to buy a home. I love apartment living.

I lived here for 7 years. The office and maintenance staff have extremely high turnover. They do not keep good records. They maintain the entrances of the property really well, but certain buildings only get landscaping once a year. They do nothing about the stray cats, possums, etc. They accused me of having a cat and claimed to have a photo. I’m allergic. They lied and could not produce a photo. Then when I got a dog a year later they tried to say the picture was of the dog when it was a newborn puppy. The parking lot is almost all hills. Maintenance does the bare minimum for any issue. My air went out every other month each summer. It was held together with duct tape. I had a leak from the roof that was left for 6 months —it was during the pandemic. They never provided mold mitigation services, and the charged me for it upon move out as if they were not made aware. Rent increased every year, but there were no improvements. I waited for a fireplace mantle for 7 years. When the washer and dryer went out they made me do without for over 5 months. They just recommended the laundry mat on site. They nickle and dime you for everything. If there is a promise or assurance get it in writing. I was promised a lot of things that because the office manager changed were completely “forgotten,” and it cost me over $2,000 to leave a shitty apartment. They make bogus charges and unless you have records or throw a fit they don’t care. My friend received an $800 bill upon move out. It was only once she reminded them about the bee hive that had to be removed from her son’s walls that suddenly half those charges weren’t necessary. The company that runs this location is corrupt. It is a good location that is relatively safe, so if you need a short term lease they are great. Don’t try to live her longterm though. They don’t value loyalty. One of the pools is never clean or open.
