⭐️ Very disappointed with Azalea Ridge management. I have lived at Azalea Ridge since January and have always paid my rent early. Never had an issue—until now. I was suddenly charged a $23.01 late fee even though my September rent was paid on August 26, several days before the September 1 due date. I have proof of the payment. So naturally, I questioned why I was being charged a late fee when my rent was paid early. My experience dealing with the property manager, Koko, has been extremely frustrating and unprofessional. Instead of receiving clear answers and professional communication, I have had to repeatedly follow up regarding my account and request a complete rental ledger just to understand what is being charged to me. On top of that, the property is offering an October rent special, depending on prior rental payments being on time. What makes this situation even more concerning is the timing. After consistently paying my rent early and utilities on time, I am now dealing with an unexplained “late” charge. I am not saying what the motivation is, but the situation has left me feeling that my concerns as a resident are not being taken seriously. Residents should not have to fight to get accurate billing, basic communication, and maintenance issues addressed. If you are considering moving into Azalea Ridge, I strongly recommend asking very specific questions about management communication, and how rent payments and fees are recorded before signing a lease. I expected better from property management, and this experience has seriously changed my opinion of Azalea Ridge.

DO NOT MOVE HERE. My experience with this property has been terrible from beginning to end. The maintenance is horrible, the leasing team is extremely unhelpful, and management has made resolving even basic issues unnecessarily difficult. The only leasing employee I had a positive experience with was one of the younger staff members. My biggest issue is my security deposit. I have documentation showing that I paid $1,125 specifically toward a security deposit, yet management is now claiming that I only paid $400. I have receipts and payment documentation to support what I paid. Instead of simply correcting the discrepancy, I have been given what feels like 10 different explanations for why I supposedly cannot receive my deposit back. When I moved in, promotions were being advertised, but based on what I am dealing with now, I strongly recommend that anyone considering moving here get EVERYTHING in writing and keep every single receipt. I personally feel like money I paid is not being properly accounted for. I even escalated this issue beyond the property manager and contacted the Regional Vice President, and unfortunately that did not make the situation any better. In my opinion, information was presented in a way that made it appear as though I had not made the full $1,125 payment, despite the documentation I have showing otherwise. Outside of the money issue, I also had serious concerns about the property itself. In my experience, parts of the neighborhood felt unsafe, there was activity around certain units that concerned me, and someone was tragically shot and killed directly in front of my apartment while I lived there. The maintenance SUCKS. The leasing experience SUCKS. The property management experience SUCKS. And having to fight this hard over money that I have documentation showing I paid is ridiculous. Please do your research before moving here, take pictures of everything, save every receipt, save every email, and make sure you understand exactly where every dollar you pay is being applied. I would NOT recommend this property based on my experience.

⭐⭐⭐⭐⭐ for Ms. Liyah I want to give a HUGE thank you to Ms. Liyah for her outstanding customer service! 🩵 I had been trying to get a new dryer installed in my unit and unfortunately experienced poor communication, multiple runarounds, and a lack of follow-up from property management, particularly Ms. Koko. My concerns were not handled efficiently, and I was left without clear answers. Once Ms. Liyah stepped in, everything changed. Within 24 hours, she assisted me, communicated thoroughly, returned my calls, followed up appropriately, and made sure my new dryer was installed. She was efficient, professional, and genuinely helpful from start to finish. Ms. Liyah is truly an asset to this property. I’m extremely thankful for her help and hope she never leaves! 🩵 She is the kind of person who makes residents feel heard and taken care of. Thank you, Ms. Liyah!
