There are rodents...mice n apartments an nobody is doing anything about it ...

Apartment complexes think they are being smart by having people rate staff instead of the actual apartment. I promise by the time you apply these people won’t even work here anymore. It’s apparent that they have a huge management problem. I applied for a 2 bedroom 1 bath on June 13, 2026. I was approved maybe 3 days later. My move in was not scheduled until July 15, 2025. More than a month. I was advised that I would be moving into the unit that i viewed. The apartments were older but decent. I was then told I would be moving to a different unit. That was “currently being renovated for my move in” I requested to view it. It was completely demolished but I still had about 3 weeks to move in, so I didn’t panic. About 3 days before it was time to move in I was advised by Erica that the unit would not be ready but they have another unit that would be ready for me. Again, I requested to see it. The kitchen counter top had paint on it, it was chipped, the refrigerator was full of bugs, the stove was filthy, the bathroom was so dirty the finishings were chipped and rusty and old. No one should live that way. I took pictures and advised Erica of the issues. She said, oh the vendor will be here tomorrow to get those thing taken care of and the cleaning lady will come and clean afterwards. I asked Erica, Are you sure, or should I push my move in back? She said no, everything will be ready. The morning of move in, ERICA emailed ME stating that the cleaning lady had not made it but would be there later that day. She also stated that she was out of office but MAINTENANCE would give me a key. I hired movers $700! They packed my entire apartment. I went to do the walk through and NOTHING had been touched! Nothing! They wanted me to move into an apartment with a refrigerator full of bugs, a kitchen that was filthy and a bathroom that no one should EVER bathe in. I did not move, I lost $700, a full days of work because the people who work here are liars and they are taking advantage of people. Mind you my rent was about to be $1400 … what a joke. I pray that Erica learns from this. It was lie after lie after lie and if I didn’t have a support system I would be homeless. Thank God I dnt sign a lease. This place is a mess!!! Do not move here!!!

We've been here nearly two+ years and can't understand why this place doesn't stay filled up. It's a great location in a great city. It's (mostly) clean and (usually) quiet. The current management team is the best so far and they're making many improvements, such as balconies being repaired/replaced, installed new security lights, mostly ended the problem with the overflowing dumpster, etc. Our building (and probably others) had a bad infestation of rodents but they've been working for months to remediate that and it looks like the humans are winning. The maintenance team is pretty awful but show me an "affordable" complex where that isn't a problem and I'll give you a penny. That's just cheap apartment life in the 21st century, I'm afraid. It's hard to know for sure but it looks like they get to pick and choose which tickets will get done and which tickets they'll just close without action. While I'm complaining, I'll also tell you not to expect any responses to email to the office. I don't understand the lack of professionalism in that since they do an adequate job elsewhere but I figured I'd mention it. This is not the first place we've lived where that was a problem. The best thing about Birch Run is our friendly neighbors. After living in places where people couldn't even bring themselves to acknowledge your presence, this is a very welcome change, We love it here and are getting ready to sign our third lease. Come be our neighbors!

I’m fairly new to GA and saw this apartment complex online, decided to schedule a tour just to see what possible options could be. Their new assistance Keyonte was beyond helpful, he made me feel welcomed and comfortable. He made sure I knew all the necessary information to make a well informed decision and overall just had great energy. This complex made the top of my list for my search just based on the amazing customer service alone.

My aunty lives here and needed assistance with a work order so I went up to the office and was greeted by the most welcoming smile and attitude. Keyonte was so helpful definitely refreshing to have someone on the staff that actually cares and the apartments are super spacious
