While the property boasts a convenient location and a responsive maintenance team for minor fixes, many residents express concerns about the overall living experience. Common issues include persistent pest problems, unaddressed major maintenance concerns like AC outages and leaks, and a lack of consistent communication from the management and office staff. Additionally, several amenities like the pool and gym are frequently unavailable or poorly maintained, which may impact the value for money.

I have faced a plethora of issues in my 2.5 months living here, NONE of which have been fixed. Right now i’m on day four of having no AC and it’s 86 degrees in my apartment despite being assured that it’s getting fixed every day. The state of the apartment when I moved in was beyond unacceptable, the most prominent issue being the cigarette smoke smell. The smell is so strong it sticks to my clothes, and the complex has done nothing about it despite my face-to-face and online requests about fixing it. There were roaches everywhere, which I managed to take care of myself thankfully. They delayed my move-in date to “renovate my unit” but there were several large stains on the paint in the living area, the doors are practically falling apart, and the vents in the apartment were BLACK covered in who knows what. I also was not compensated for the delayed move in, despite paying my rent ahead of time. The list goes on and on, but as of right now I might as well pitch a tent on the side of the road and live in it, i’ll have pretty similar living conditions.

Stay far away. Living here was an absolutely horrible experience. To start with, we had a reoccurring water leak in the bathroom that maintenance painted over rather than fixing. There were multiple occasions of chunks of ceiling paint falling onto the floor, the worst leak covered the entire ceiling and was dripping brown water like rain. With this huge leak, maintenance took 3 sessions spread out over weeks to fully fix it and each time they sanded down and repainted they left a fine, gritty, white dust over the entire apartment and left the bathroom an absolute mess with chunks of ceiling on the floor, paint dripped on walls/floor, and tacks on the wall and on the floor. All other maintenance problems also took weeks to resolve. The month we moved out, we were charged 3 extra days of rent (after turning in the keys) as well as late fees for water/trash despite paying all charges due at the beginning of that month. It turns out these fees are charged a month after the fact but were not notified about any amount owed until we heard from debt collection. We had to call the office 3 times and schedule an in person meeting for them to drop the late fees and remove the extra rent. Management was difficult to work with and get in touch with throughout the time we lived there. Their posted hours were 8-5:30 but they always left the office early so it was almost impossible to go pick up a package or get help with a problem after work. They also sent a threatening email to residents telling them they must call the cops on any other residents they see at the pool after 7pm outside operating hours. Are you kidding me? Other problems included bug infestation, we practically had swarms of fruit flies in the summer, we saw large cockroaches occasionally, and small roaches/beetle very frequently. We had to call for pest control to come out even though we paid a monthly fee regardless of services, but there was no change in bugs. The community was also a wreck with garbage all over the place and dog poop everywhere, and management made almost no effort to encourage a cleaner community. The pool was closed for two years after the hurricane and when it finally reopened, they closed it again for roof maintenance on the leasing office. It was also not equipped with trash cans or bathroom access. The gym did not have heat or cooling, or if it did it did not work. All these issues began under Lory management and continued when it became the Maynard. In fact, the Maynard has begun to cut down a vast majority of trees on the property, which was the only nice and homey part of the property.

Bugs everywhere. No communication for anything. Was good when we first moved in in 2024. Not the best place to live anymore
