Many students appreciate the excellent value, inclusive monthly fees, and prime location, offering easy access to highways, Midtown, Buckhead, and various attractions, all within a quiet, clean, and often well-furnished environment. However, there are recurring concerns about maintenance issues, particularly with AC and water leaks, as well as challenges with mail and package delivery, and some inconsistencies in staff responsiveness.

Do NOT move here! Property conditions are horrific! There is a water leak on multiple floors stemming from top floor that hasn’t been addressed and causing mold. There are no mailboxes to receive mail. Mail has to be sorted through by who ever is available to sort through it, then passed out or left out on table for residents to come obtain. Cameras do not work! Leasing agent is unaware of anything going on. She has to constantly text someone to find out anything going on. The building is understaffed, and the few whom do work there absolutely do not take any accountability for any thing whatsoever. THIS PROPERTY IS TERRIBLE, and the new management is majority of the reason why this property is an absolute nightmare.

I don't leave a lot of reviews unless the product / service is absolutely a nightmare / horrific. This apartment building is one of those. **SUMMARY** (DO NOT RECOMMEND STAYING HERE FOR FOLLOWING REASONS) - Security issues - the camera system doesn't work. No way to track personal harm or property loss. DO NOT be fooled by FOBs to open the doors and such, those doors have stayed broken and opened for months and continue to stay open for days. - Parking issues - If you have a truck (big vehicle), good luck finding parking. Every day will be a struggle finding a spot. Because your vehicle will not go up to the 2nd level of parking without getting its roof taken off by the ceiling. I had the luxury to switch my truck with another sedan with my parents to deal with this everyday nightmare. - Packages / delivery issues - Amazon can't get in the building without someone opening the door for them. More packages will go undelivered, because they can't get in the building. - Stolen packages - you can expect at least 30% of your packages to go missing because their is no secure way of receiving the package at the building. - USPS Mail - important USPS mails hardly come through and at the mercy of management to bring it to you. There are no mail boxes. - Constant AC issues all over the building - I have had a horrific experience with AC situation (explained below), but having spoken with other building tenants, they are on the same boat. Its a building issue. ** Background: - Signed a year long lease (huge mistake, as you can't get out of it). If you are dead set on staying here, try not to commit for long term. Our lease is about to expire and can't wait to get out of here. - Since our move in date and today, there has been a management and maintenance change. New management has been in place for about 2 months now. ** Start of problems: - Moved into the unit 904, immediately noticed the hot water only runs barely for 10 mins. Brought the issue to previous management and their response was, the hot water heater is only about 50 gallons, so if you more than 1 person takes shower back to back, it will get cold (total bull crap, will explain later. Its their way of getting out of it easy) - 2 months into 904, the AC breaks down, takes them 3 days to address it. We cook in the apartment for 3 days at 85+ temps and 60+ humidity. - In between the time line, our anniversary gift gets stolen right from the lobby. I bring it up to the previous management's attention with time stamps with in 1 hour of time frame. Their response was, we don't have video of what happened (PICS UPLOADED). But there are camera's placed everywhere. One of the employees for the building described the package exactly as it showed in the delivery picture including the placement of the package, which makes me believe he was the one that took it. When I called him out on how he knew such details, he could not respond. - 7 months into 905, the AC breaks again, we cook in the apartment at almost 90* for 2 days and then they ask us to move into another unit 706. Gave us two days to vacate the previous unit and move into another unit, which we felt extremely rushed for, but it was either cook at 90+ or just move and give them the key. We gave them the unit back nice and clean. - We move into 706 and settle in. With a week of moving, the previous management is let go off (for the better) and replaced by the new one. 706 allowed us to shower properly with the same water heater size and all, so the showers got better in this unit. Meaning, previous management straight up lied about problem with water heater. - Few weeks into 706, AC goes down. Not just ours, but couple of floors all at once. Takes them almost 2 days to fix it. - 2nd month (currently right now) into 706, the AC unit is broke, temp are 90+ for past 3 days. Initial 2 day fix is now a week long nightmare. Management gave us a new unit for time being, but filthy and taking zero responsibility (PICS UPLOADED). I have so much more to say, but google is limiting how much I can type, sadly.

I am glad we selected The Peach as a residence for 1+years. The view is awesome. The fully furnished amenities are fabulous. And, we couldn’t beat the monthly fee, considering the all-inclusive nature of the contract and location. Ms. T, Mike and the entire management crew are responsive, approachable, and fair. If anyone is interested in location / accessibility, interacting with approachable / professional staff, residing in a clean/ quiet environment, at a not so expensive fare, then The Peach is worth giving a shot.

Lived there for nine months while I was on contract at Piedmont. I thought it was a great value. I rented a studio and it was perfect. Clean and open. I had a few minor issues pop up, but Ta’Quiera always handled it for me very quickly. If I returned to ATL, this would be the place I’d look to first. Thx T!
