This student housing offers a compelling package for Emory students, boasting a prime location with easy access to campus via shuttle and a nearby grocery store, along with the convenience of furnished apartments. While many residents appreciate the sense of community and responsive maintenance, some consistently report issues with communication from management, concerns about cleanliness upon move-in, and unexpected fees. Parking is also a frequent point of contention, often being both expensive and limited.

I start my review to say: Perfect accommodation because I am international student at Emory >> There is no other transportation than Emory bus (operates on weekdays ONLY), but you must use either Marta local bus (I see it as miserable/ unclean/not punctual to schedule) or use Uber which is expensive. I am international student, so I am new to US lease property system >>> I faced challenge in getting good descent apartment, but Campus crossing came up as good option... because it is 15-minutes’ walk to Emory & 3-minutes uber ride... How ever the biggest disappointment was in communication >>> their staff NEEDS tunning in communication skills with the residents. My transparent story as below ... Read it carefully ... then decide your stay: After seeing the room (it was so perfect. I loved it), I agreed immediately for the room & paid non-refundable application fees on August 4th, 2026. The new staff did notify me that the room that I toured in is just (DEMO room not real one) >> when I came to move-in to two-bedroom apartment it was not as I expected >> the apartment dull, smell food (cooking items thrown around, fish smell, unventilated …etc.) >> I refused to move-in >> the manager offered me another apartment on next day &I must pay extra 100 $ for premium choice. I agreed and paid extra 100 $ for my 10 months stay >> the property charges 12 months even if you stay 1 month or 3 months or 6 months >> you must pay whole year. Another observation, I moved-on August 14, 2026>> I received email to pay the whole month (even if I stayed 2 weeks, I must pay the whole month)>>> Keep in mind this valuable information. Also, the staff did not notify me how long the application process will take??? Meanwhile, I was staying at Emory Convention Center Hotel (was expensive while waiting for campus crossing approval to move-in). Since August 4th, 2026, I have messaged the property >>> autoreply when you want to have the tour. I respond I already did the tour, and I am waiting for move in. Finally, after continuous follow-up I got email on August 14th, 2026, my application approved ... It took 10 days to get the response >>> without telling me WHY? >>> after several calls to the property I was told to get client back-ground checking. On next day of moving-in, I received email from property to fill in the inspection form within 48 hours (without explaining WHY???). When I asked property reception I filled the inspection form when the maintenance staff will come to fix them >>> I was told the inspection form is only to notify ONLY and off my responsibility on any damages existed before I move-in >> In order to get fixing some damages, I have to go on my application page and ask for maintenance service (after one week, I came to know this valuable information) >>> it should be explained like a notice on inspection page. One time, I forgot my apartment key, my roommate was away>> called duty staff to open the door for me >> informed me to open the door for you, need to pay the staff 75 $ On first week of moving-in I needed to buy big items, asked the property reception for Cart to assist me to escort the items >> not available. My recommendation: 1- PROVIDE your new staff with (Clear & ADEQUATE WRITTEN property guidelines to hand it to applicant. For example, inform the applicant that application process might take 7-10 days and give the reason why? I was told after several calls (client back-ground checking). 3- INFORM staff to explain to the resident inspection form only act as NOTIFICATION FORM ONLY NOT MAINTINANCE REQUEST & the resident needs to apply on the property page. 4- OFFER support to the residents in Emergency situation without additional cost (You must pay 75 $ to get staff to open for you not even giving you addiction key). For example, if residents forget their apartment key, offer help with our additional payment (complimentary service). 7- OFFER cart service (to off load heavy/big items), to the resident with suitable guaranteed method to ensure the cart returned.

*** DEAR PARENTS AND STUDENTS: NEVER LEASE FROM BRIAR. I lived here for two years and I wish I never did. Management is HORRIBLE. They will do anything and everything to charge you more and fine you for dumb things. This includes having candles on, trashing cardboards down the trash chute, having wrong descriptions for pets DESPITE THEM BEING REGISTERED, ETC. The reviews responses are always “email briar or call the corporate”, and I did call them and I met the MOST RUDE AND UNHELPFUL manager of all time. Some of the leasing office workers are so rude and slow, it genuinely haunts me. I NEVER GOT MY SECURITY DEPOSIT BACK and they charged me even more for cleaning fees. I did a formal dispute and they were so dismissive and told me they will get back to me, and they never did. I had to pay $50+ for cleaning fee ON TOP of them eating my security deposit. MAINTENANCE IS HORRIBLE AS WELL. i had mold problems, roach problems, refrigerator problems, light problems, WIFI is so slow, and soooo much more. THE FRIDGE WAS BROKEN FOR TWO MONTHS and I couldn’t store food at all and the maintenance ticket was on going for 3 months until I moved out. Don’t even get me started on the parking garage gate. I’m pretty sure they go into your apt without your permission during winters to keep the faucet running, but I didn’t like how they didn’t inform us of anything. AC unit is also horrible and electricity is $300+ a month because their meter is broken. The living condition is so bad and is nothing like the demo apartment that they show you. The carpets are so dusty and moldy, appliances are breaking, wall paints are peeling and moldy, the elevators always breaking, and there is no noise proofing between neighbors and roommates (i can hear people walking/playing instrument + roommates talking thru the wall). I can’t even wish for my worst enemies to lease from briar. I beg you to never live here.

I highly recommend living somewhere else. The pros of this apartment is the Emory Shuttle stop and walking distance to the Kroger. Everything goes down hill from there. When I first moved in, several of my appliances were not working or broken. It took a full week before maintenance came to work on them, and some of them were never fixed during the duration of my lease. So many pests - roaches, beetles, silverfish. The parking garage gate is ALWAYS broken. I rarely saw it working as it should. Keep in mind parking is around 70-80 bucks. The leasing office is so rude, it’s astounding. Rent is extremely high in this place and you’d do better living somewhere else.

PLEASE LISTEN TO ALL THE BAD REVIEWS I completely regret not listening to them. There’s a reason why all of the most recent reviews are horrible. Lived here for a year and this is what I have to say: - DO NOT SIGN LEASE the lease is incredibly predatory. If you ever want to break the lease you are responsible for paying all of the 12 month rent, and they don’t sub lease. And if you want someone to take over your lease they charge you almost $2000 for it. Leasing staff needs to be replaced or retrained to learn how to speak to people. - The leasing office staff are insufferable, no matter how nice you are to them about a problem that is not your fault they are incredibly rude and sassy and seem offended that you’re even contacting them. Which is fine if you only have to deal with that once but there is CONSTANT maintenance issues. -My first month living here I had no AC and my outlets wouldn’t work, they fixed it after a week. So a week with no AC and outlets that worked a quarter of the time. This absolutely sucks when you’re starting your first semester of school - My rest of the time living here I dealt with cockroaches at least once a month - Leasing office staff really just makes this place miserable. I would hesitate to contact them because I know when I’d call or go down to the office they’d have the worst attitude about having to do their job - Gate to parking constantly broken so you’re basically paying for no security which is the whole point of paying for gated parking Pros: - Flexible rent payment date (up to 4-5 days after the 1st) - Free shuttle stop for the apartments that take you directly to Emory - Study area - Gym - Spacious apartments - Mostly students live here, no issues with any neighbors everyone seems nice and to themselves - I finally finished my lease and was able to move out TLDR; Do NOT live here. Not worth the $$$$ and leasing office with their insufferable attitudes are awful to deal with and will just maximize your stress by 1000%

I've been living here for nearly a year, and have signed my lease for next year. I live in the B building, so I can't attest to the reports of cockroaches and noise in the main building, but i will say my experience at Campus Crossings Briarcliff has been great, this place is leagues ahead in quality compared to other student housing in metro Atlanta. Some of the best parts about living here is the walking distance Kroger, 24hr gym, and pool. The biggest downsides I've experienced here are my roommate (can't be contributed to campus crossings), rising costs and the parking situation as a whole. The parking spots are small and cost an arm and a leg monthly for a resident pass. The visitor parking is unacceptably small and they are very unforgiving at the front desk about it. There are rarely any available visitor parking spots and my partner was towed one time. As for the rising costs, I'm not sure how much I can attribute to Campus Crossings or inflation, but my rent went up over 180 dollars when i signed my lease for the next year, although i signed my initial lease and renewal only 5 months apart. I like living here, though I fear I will be out-priced soon enough. UPDATE: lived here for 3 years. I just moved out July 2026. By the time I was moving out there were homeless people in the parking garage, the elevator and the gate to the parking garage were both down (parking was 85 a month, mind you) and the door to my building was frequently left unlocked. I was shaken down for an extra $130 on my way out to repaint my room. I don't know what 300 Sq ft box requires 130 dollars to paint but I digress... What started off as a relatively low friction experience ramped up over the years
