This community generally offers a quiet, neighborhood-like feel with a convenient location near transit and amenities, making it a decent option for those prioritizing an affordable and comfortable apartment. While some residents praise quick maintenance responses for minor issues and appreciate helpful staff, particularly during move-in, there are recurring concerns about amenity upkeep and consistent management responsiveness. Specifically, the gate is frequently out of order, and there have been reports of delayed or incomplete maintenance for larger issues, along with occasional communication challenges regarding billing and service requests.

I’ve lived at this property for almost five years, and unfortunately, my experience has significantly declined. While some issues existed before the current management company took over, it has felt like one issue after another since the management change. The gates, for example, have not worked consistently for the majority of the time I’ve lived here, including before the current management. More recently, I’ve also dealt with random system-generated charges appearing on my account and other payment/account issues. The most recent situation involving my rent has been especially frustrating. My rent payments are set up on autopay. There was an issue with the property’s payment system where my utilities were billed, but my rent was not properly processed. This was a system issue, not a situation where I simply forgot or chose not to pay my rent. What I also do not understand is how this was not identified sooner. Management did not realize that my rent had not been processed until toward the end of the month. If rent is expected at the beginning of the month, why did neither the system nor management catch that my rent payment was missing until weeks later—especially when the system had successfully processed other charges from my account? Once the issue was identified, I immediately began trying to resolve it. What was especially frustrating was the initial unwillingness to accommodate me despite the circumstances. At first, I was told they would not allow me additional time to make the payment. They eventually agreed to allow me to pay it “late,” which I appreciated, but that was essentially the only accommodation offered. By the time I was able to speak with someone in the leasing office about making the payment, it was already late in the day. That was when I was informed that I could no longer pay through the usual method and would have to pay by money order. I was told I had until the end of that same day to obtain the money order and make the payment or I would be charged a $250 eviction fee. Despite being told I had until the end of the day, the $250 charge appeared on my account by what seemed to be the end of the leasing office’s business day. I was given virtually no time to comply with a payment requirement that had not been communicated to me beforehand. I ultimately paid everything, including the additional $250, because I was not willing to risk my housing or allow the situation to escalate. Having to unexpectedly come up with these funds due to a payment/system issue placed me in a financial hardship that could have been avoided with earlier identification, appropriate communication, and reasonable accommodation. What has made the experience even more disappointing is the lack of accountability afterward. I emailed the Community Manager directly and have not received a direct response from him. I was also given a corporate email address to escalate my concerns and have not received a response from corporate either. After almost five years of living here, I don’t expect perfection. Things break, systems malfunction, and mistakes happen. What I do expect is accountability and reasonable efforts to make things right when those mistakes affect residents financially. My issue is not about avoiding my financial responsibilities. My payments were on autopay, I addressed the issue once I became aware of it, and I ultimately paid everything that was required. My concern is how an autopay issue involving something as significant as rent apparently went unnoticed for weeks and then became an urgent financial problem that I was expected to resolve almost immediately. Between the longstanding gate issues, unexplained or random account charges, payment system problems, poor communication, and the overall increase in issues since the management change, this has become an extremely frustrating experience for a long-term resident. Residents deserve functioning amenities, accurate billing, reasonable notice, responsive management, and accountability when mistakes happen.

Genuinely the only positive thing I can say is if you have a QUICK AND EASY fix needing to be made, maintenance has a very fast turnaround time. If it’s a larger or urgent issue, don’t expect help for at least another week. We had 5 floods (most minor, but still) in the 15 month lease that we lived there. Only once did we have someone come same day to address the issue, so we have had to take it upon ourselves to get equipment and address it ourselves. We have been in an unlivable environment for 3 weeks total since our lease started, but they both would not pro-rate our rent and did not complete proper mold testing and repair the damages (literally they just painted over the wall that had water bubbles). Forget about getting the property manager - they are conveniently never around. Living on the ground floor is atrocious, rats and roaches are everywhere. There is drilling going on at 3 AM for who knows what. There’s about a 20% chance you’ll get your package if it’s delivered to the front office. And we definitely did not move into a move in ready apartment. I could go on and on - do NOT sign yourself up to live here.
