Great place to live if you're in Athens — the location can't be beat, with easy access to campus and all the nearby amenities. What really stands out is the staff. Everyone here is genuinely helpful and responsive, and Ellie and Gracie in particular went above and beyond every time we needed something. Highly recommend if you're looking for a place close to campus with a team that actually cares about residents.

My lease started June 2025 and they started to ask whether I want to renew THREE months after I moved in. My unit was a 1B1B and all the floor, appliance, and carpet was NOT clean and fixed! I did not move in early and they promised they had their maintenance team done their work. The majority of people living here are quiet and nice, but we still experience screaming and music playing at 4am, insane! I get it because this community is mixed with rental and owners, and probably the management group can’t do anything about it. In addition, this property do have big pools as the only highlight among all amenities. The tennis court has broken web, never been fixed, all the gym equipment are so old and some of them have missing parts. Given all that, I decided not to renew my lease, but then the management group keep booking tours in my unit for their future tenants. They only notify you when the tour will be started and don’t care about or negotiate with the current tenants. I get disturbed often. Just a reminder, this community is at a good location close to school and grocery, but if you can bear gigantic dog poops on the lawn, pushy management notification, and late night music, enjoy and good luck. And I wonder where those low star comments went, do they delete them?

My roommates and I moved in to this complex this month and the experience so far has been absolutely amazing. We had to relocate from another complex wherein our building flooded, and the leasing office at The Woodlands was helpful and accommodating to the utmost during that process. I want to shoutout one of the leasing agents, JoAnna Dickson, in particular. Thanks to her, it only took 2 days to find a unit, get a lease, and get completely moved in. She even stayed late after her shift one day to program keys for my roommates and I so that we could get moved in within our rushed time frame. I just wish we had found this place sooner.
