Lullwater at Jennings Mill Apartments

⭐⭐⭐⭐⭐ I absolutely love living at Lullwater at Jennings Mill! The community is beautiful, peaceful, and well-maintained, and the location is perfect for everything Athens has to offer. The staff is always friendly, helpful, and quick to respond whenever something is needed. I truly appreciate how welcoming the community feels and how much they care about their residents. I would definitely recommend Lullwater at Jennings Mill to anyone looking for a great place to call home in Athens! 🏡❤️

We've really enjoyed living here for the past year and a half. Maintenance requests are handled quickly and with care (thank you Kenneth!), and the admin staff are clear and considerate in their communication as well (thank you Rose and Christy!). They are dedicated to the upkeep of the complex, and they also work to support the residents as well.

I applied to Lullwater at Jennings Mill and was denied on 07/13. Which, looking back, ended up being the best thing that happened. When I received the denial call, I asked about the $200 application fee. The person I spoke with assured me that, based on the reason for my denial, I would receive a refund. The next day (07/14), I called back because I am in the middle of moving and wanted to know how the refund would be processed. I was concerned about mail forwarding delays, which is a USPS issue, not Lullwater's. Rose answered the phone and immediately responded rudely, saying, "Well, you're not even guaranteed to get that back." I calmly explained that I understood, but I had already confirmed that I qualified for the refund. She then told me it would be mailed, with an obvious attitude, "You literally just got denied." Today (07/30), I called again because I still hadn't received the email statement she said would come first. Instead of checking my account, Rose again responded with a dismissive attitude, saying I would get an email statement and that the check would "probably" be mailed within four weeks. I explained that she could verify I had never received the email, but the conversation was met with the same rude, condescending, "better than you" attitude I experienced from her throughout this entire process. My frustration isn't with being denied. It's with the lack of professionalism and poor customer service I receive every time I interact with Rose. A simple request for information about a refund should not leave me feeling dismissed or talked down to. Based on my experience, I'm grateful I was denied because it gave me the opportunity to see how management treats people outside of the polished "tour our community" presentation. That being said, if you're apartment hunting, check out Holden at Oak Grove, and tell them I sent you!

My 14-month experience at Lullwater was very positive, mainly due to the apartment’s layout. What initially won me over was the massive kitchen and the abundance of space, which really sets this complex apart from others. The units are large and filled with natural light, making the living environment feel consistently comfortable. Additionally, the complex is surrounded by a natural trail that offers a great connection to nature through every season, and the community of neighbors is quiet, friendly, and very pet-oriented. The location is perfect and felt very secure, with everything I needed just around the corner. I never had an issue finding parking right in front of my building, and the administrative staff is exceptional—maintenance requests were almost always handled the same day. Regarding the security deposit, I received mine back in full; as long as you take care of the place and do a proper deep clean before leaving, the process is very fair. There were minor inconveniences, such as the entrance gates or the trash chute failing on occasion, but management was always quick to address repairs. Even when the gates were being fixed, it didn't really impact my daily routine. If you are looking for a spacious home with professional management and a great natural setting, I highly recommend this place.

I toured the property with my roommate. The property is absolutely beautiful and well taken care of. Rose and Kristen were also both so kind and welcoming! We definitely see Lullwater at Jennings Mill being a place we can call home.
