This property offers a prime downtown location, making it incredibly convenient for students to walk to campus, shops, and restaurants, and many residents appreciate the friendly and helpful staff. However, some students have experienced issues with maintenance response times, cleanliness upon move-in, and concerns regarding security and noise, which can detract from the overall living experience.

This is my third year living here and I would not recommend this building to anyone. You can find better quality with better service for much lower rent costs elsewhere in Athens. I was significantly overcharged for my water and sewage bills for 4 months earlier this year and as of now have not been refunded for the error. The building has been aware of this issue for months and has been incredibly slow to respond regarding this problem. Sometimes weeks go by before I hear a response. I am out over $1000 because of this. Last spring my air conditioning was broken and it took several weeks for the building to fix it. The temperatures inside my apartment got up over 82 degrees and I couldn't get a hold of anyone who could tell me why it hadn't yet been fixed, or when I could expect it to be fixed. Last year there was a small fire in the building (I think it was just a kitchen fire), but you could smell the smoke in the hallways when evacuating. What was really concerning though was that I only knew that there was a fire because I saw through my window the alarms going off on other floors! The fire alarms on my floor didn't go off at all. I expressed this concern to someone with the building when it happened and never heard a response. I have friends who used to live here and they keep telling me that the only way to get a problem fixed in a timely manner in this building is to leave a review on Google, so maybe now they'll get their act together and give me my refund. Save your money and rent somewhere else. This building isn't worth it.

Disgusting. This apartment is a mess. Every floor’s trash room has been filled almost to the ceiling for at least two weeks now. You can’t take a single step into any of them. The “cleaning staff” doesn’t clean. Floors will have mystery liquid trails sitting for WEEKS. They removed the trash cans because it doesn’t get taken out. It takes weeks for maintenance requests to be addressed. Apartments are not properly prepared for move-ins which is why they have so many maintenance requests. They don’t send notifications for delivered packages. Any sort of communication with them is a headache.

I moved my daughter in yesterday (8/10) and felt the early move in fee of $150 was justified to avoid the stressors of fighting the crowds on Friday. When we arrived we found her unit not cleaned. Dead bugs on the floor, food in the sink, urine encrusted marks on the toilet and hair everywhere, even in the fridge. We notified management and they informed us they would get to it as soon as they could. A couple of hours later, we returned to find the unit not much cleaner. For the rest of the afternoon, we proceeded to clean it ourselves and used the entire cylindrical container of Clorox wipes and multiple packs of swiffer wet jet mop pads. We asked that our move in fee be waived as we spent the day cleaning instead of actually moving in. They replied that our unit only required a spot clean. Therefore, they would not waive it. I am very disappointed on how everything was handled. We did not expect white glove service. Just the basic minimum of moving into a clean space.

Good location and close to campus. HOWEVER, the monthly rent is very high, and there are obvious vacancies on some floors as a result. I had to deal with renovations to the property during the fall, which limited many of its amenities. Some of the construction went on at night, which was annoying to hear. Once construction finished, there wasn't really much added, except that the old areas looked a little nicer, and the gym improved. The small pool was closed again during the spring, which was upsetting since I couldn't use it in the fall due to the construction. I did not know any of my neighbors or really anyone in the apartment complex due to the lackluster events put on, and because many residents were a quieter crowd. The staff was nice, and most of them were residents. They did not acknowledge you or even say 'hey' when you saw them in the hallway, unlike when they were working. Security liked to bang on your door if you were just a little too loud after hours, and they actively patrolled the property, which was nice. I had a balcony apartment, and construction across the street by the campus started, so I was constantly hearing noise, which I had to get used to. The balcony was wonderful though as I got to witness crowds of drunk people after football games yelling at each other, multiple car crashes and arrests, and the excitement of downtown Athens. I could hear the footsteps and every noise of the person who lived above me, which got annoying. Before I moved in, I asked the staff whether I would hear the noise from West Broad St, and they said I would not. They also said the windows were thick, which I later learned was false and misleading. For the price, it wasn't worth it, and many other properties nearby offer more amenities and a better community culture. I only stayed here because I wanted an apartment by myself and a place very close to campus. Properties like this will soon realize they can't keep raising their prices, as they'll have nobody signing.
