I lived here for 2.5 years and would not recommend this complex based on my experience. Many of the amenities are not as advertised. The gym is outdated and not well maintained, and the hot tubs did not work at any point during my stay. The gate is frequently broken, working maybe 10% of the time, which means anyone can access the property and amenities. I had packages stolen from my door during the day while I was at work (caught on ring camera). When I raised the gate and safety concerns with management, I was told that the gates are for “access control, not full security.” Parking is another ongoing issue. Because the gate is often open, nonresidents can easily enter the complex. Parking near buildings is limited, work vans remain unmoved for months, and cars often park along curbs or block others. Management sends occasional reminder emails but does not enforce towing or parking rules. The property itself also has several maintenance concerns. The complex floods when it rains due to poor drainage. The walls are very thin, and noise travels easily between units. Valet trash frequently sits out for days, attracting bugs and creating odors. I had to have my apartment treated for cockroaches and experienced a severe fly infestation caused by a neighbor’s trash being left out. The front of the community regularly has piles of trash bags that are not addressed. Overall, the complex struggles with management, upkeep, and basic cleanliness. I would recommend exploring other options in the area.

I don’t know how this place has high reviews. Leasing office associates are extremely sweet and kind and they made the process easy to move in and have been very helpful and quick with responses. Buttttt After we moved in is when the problem started, how the hell are there huge roaches? We’ve been seeing them everyday and it’s scary because I don’t trust the maintenance anymore! Pest control was here the other day and yet we see so many roaches. And washer and dryer are so old and they don’t even work well. We have to use laundromat. Although I put so much effort trying to make it my home, but I’ve been feeling very stressed coming home because of these issues. If I would’ve known about these issues, I wouldn’t have chosen Cortland. I always thought Cortland as medium- luxury. But this is ridiculous. I’m so disappointed and angry that I’m paying to feel stressed at my own home.

From the very first day I toured, I knew this was going to be the perfect new home for me and my daughter. I felt safe right away, and I was so impressed that I went ahead and applied the same day I toured. This is such a beautiful community — very well-kept and always clean. The apartment itself is spacious and comfortable, and I’ve really enjoyed living here so far. It’s amazing to see all the improvements they continue to make around the property. One of my favorite features is definitely the gym, which is always well-maintained and convenient to use. The team here also deserves special recognition — Nylah has been especially helpful, always checking in and making sure I’m settled in and have everything I need. Overall, this is a wonderful place to live, and I would absolutely recommend it to anyone looking for a safe, welcoming community for their family.

DO NOT LIVE HERE. This is easily the worst place I’ve ever lived - and somehow also the most expensive. During my 15-month lease, I dealt with endless issues, most notably my months-long cockroach infestation. The first time I requested pest control, they marked it as “completed,” but never actually came. When I followed up, they claimed they didn’t have a key to my apartment, which is obviously untrue. When I continued to request service, they told me this was “normal for FL.” I have spent 25 years in FL, and I have seen more cockroaches in the last year than I have in my entire life. I was killing 2-3 roaches every single day for months before they finally sprayed my apartment, and even then I still continued to have issues. The gate didn’t function for my entire lease, until the final month. Ironically, that’s when I got in a car accident that totaled my car (which had my gate sticker on it). When I explained this to the office, they told me I would have to pay $50 for a new sticker, even though the gate had literally never even been closed prior to that week. For that entire month I had to wait in line for the call box to let myself in. To make matters worse, the call box is right over a sprinkler, so at certain times of the day you are waterboarded as you try to enter the complex. On top of all that, there's constant noise from Military Trail, expensive/mandatory valet trash fees, unusable amenities, and poor building upkeep. My cabinets were literally falling off the wall and my bathroom mirror was installed crooked and left that way all year. There was a gap underneath the front door that allowed water and bugs inside. Maintenance was slow and often failed to fix the problem until the second or third request. My washer shredded several items of clothing and the dryer couldn’t dry anything in one cycle. For one month, there was a man who would sit behind me and just watch me walk on the treadmill until I finally stopped using the gym. For 2k a month, this is unacceptable. The management is dismissive and full of excuses. Save yourself the trouble and live somewhere else.

Great tour with Jeffery today! I stopped in today looking for a 2-bedroom apartment. I arrived a few minutes before the office opened. Jeffery invited me to wait inside the office until they opened which was nice. He showed me several apartments and the two-bedroom was my favorite. The apartments are very spacious and the model was decorated very well. The property is really large so it’s good that they offer two pools and a plethora of amenities to accommodate their residents. I am definitely considering this community as my place to call home. Check out my tour posted on YouTube to view the model.
