Waterview at Rocky Point Apartments

Thanks to all the reviews by these great tenants, we will not be moving here. Time for these apartment complexes to get their act together.

I applied at this apartment and was excited as it seemed like a perfect fit ! I explained my situation to them where I was including my adult daughter in my application as she is a student in Gainesville and works in Gainesville so she would be coming to stay maybe twice a month on the weekends at the most . They were to include her income as part of my income . Alone I do meet the income guidelines on my own according to what they gave me but with her income we were more than enough income ! I had explained when my daughter moved out of her student housing they sent a bill to a address we don't even know stating clean out fees and bc we never paid a deposit they basically had misc charges we didn't get a chance to dispute . We didn't even know she owed them until we ran her credit report and we ended up making payment arrangement with the apt and been paying them monthly and similar happened with her last utility bill at an apt a few years ago where her room mate told her she was paying the bill but didn't . We also been paying on the old utility account to get it removed from her credit. I have proof of both and according to their rules if we have proof we have been paying the utility or old bill to past landlord then they could qualify you. I payed $323 to them for application fees and admin fees and was told k should be fine. They sent me to some website to get a loan as a guarantor site that denied us as well . I called rentgrow and yardi as this is the second place to deny us through the same app screening to find out why as is our right in case there is misinformation . I was approved with conditions at one apt but they didn't even see any application from Waterview on Rocky Point! Which then when I called the office which is hard to get a hold of I was told they don't know why my application was denied other than a utility bill may be owed which I explained to them everything and said seeing my daughter won't really be staying wi the me can I just take her off the application and apply just as me . He stated he would speak to a manager and get back to me . I explained to him how important it is for me to secure something as I have been at my current paying 1900 a month for the last two years and it's a luxury apt complex but I need to move closer to school . I asked for denial letter and a way to dispute it and he said the best they can do is possibly return my admin fee in check form - I asked to speak with a manager and he said he would call me back. Still haven't heard back and this has been distressing as in your application it states I have a right to show proof of paying and to know the exact reasons for denial with a chance to dispute if needed ! I was approved through the screening place by myself as I got their letter in front of me but these places charge non refundable fees to apply but according to their screening company they didn't even run my application there ? So I want proof of why I was denied and who made the decision. According to the screening company the management company makes the final decision yet humans don't seem to be involved in the process at all bc if they were I could show proof and of the discrepancy. Rents are crazy high and these standards are crazy.i have no evictions or utility bills in negative light in my report ! In fact my credit report shows I pay my rent every month on time and don't owe any apt communities which is what I was told would approve me I just want to speak to a human that makes these decisions

I love it here! The staff is always super attentive and nice. The office and gym is always clean and tidy. I wish the pool was open but i know they're working on it thankfully! I asked about the parking spaces and found out from the manager that it's on the to do list!!!!! I cant wait to see the improvements made and i'm excited to see what else gets done! Thank you to the staff.

I’ve had a great experience living here. The community is clean, quiet, and well maintained. The staff is friendly, professional, and always welcoming. Management is responsive and genuinely cares about residents, and maintenance requests are handled quickly and efficiently. The amenities are great, and the location is very convenient. Overall, this has been a comfortable and positive place to live, and I would definitely recommend this apartment complex to others.

If I could rate this place a 0 I would. Worst management experience. Initial impression was awful when Jessica gave me the most trouble I’ve ever received for WANTING to move in. I had to follow up everyday and relentlessly call and text for anything to happen in the process of moving in. No where to park as a RESIDENT. They will tow your car for parking in a visitor spot when I would have to park blocks down to walk to my apartment alone at 11pm. They can’t even afford to buy more reserved parking spots for their residents. Probably has to do with the reviews and the fact that no one has a good experience here. The lot floods everytime it rains. Save your time, money, and energy. Jessica is lazy and Ryan is easily intimidated and clearly doesn’t do much. Pay your people more so they actually care about the work that they do or hire more people. There are no wipes in the gym to clean up after yourself, therefore I won’t use it when there are obvious sweat stains on the equipment. Waste of space. Pools always closed. Grill doesn’t work. People steal your packages. Dog park has never been maintained. Leasing office will close early if they feel lazy. Don’t answer the phone. Don’t answer emails. Do they even do their jobs? At this point I’m confused on what amenities I’m paying for considering none of them are useful..STEER CLEAR. don’t move in. Don’t give them the time of day. Place should be shut down.
